On July 25, according to PV's investigation, Lai Chau Provincial People's Committee has just approved specific land prices to determine the starting price for auctioning land use rights to implement the commercial service and townhouse complex project in Tan Phong ward, with a total value of more than 62.1 billion VND.
According to the decision, Lai Chau Provincial People's Committee approved the specific land price as a basis for determining the starting price of the land use right auction for the Lai Chau Commercial Service and Townhouse Complex project in Tan Phong ward.
The land plot has a total area of 17,805.1m2, located adjacent to Nguyen Thai Binh, Tran Huy Lieu, 30/4 and Hoang Minh Giam streets. This is a project expected to contribute to the development of urban and commercial space of the locality.
According to the approved plan, the residential land area put up for auction is 8,970.4m2 with a unit price of 6.238 million VND/m2, equivalent to a value of more than 55.95 billion VND.
The commercial - service land area of 1,576.9m2 is valued at 3.92 million VND/m2, with a total value of more than 6.18 billion VND.
Thus, the total starting price for the land use right auction of the project reached more than 62.13 billion VND.
The remaining area of more than 7,257m2 is planned for public works, including green trees, traffic, parking lots and technical infrastructure.
The investor is responsible for building synchronously according to the plan before handing it over to the State for management.
The decision was issued based on the 2024 Land Law, the Property Auction Law and the appraisal results of the specific Land Appraisal Council of Lai Chau province.
Land valuation certificates issued by independent consulting units are the basis for determining the starting price.
The Provincial People's Committee assigned the Department of Agriculture and Environment to advise on issuing a decision approving the official starting price, as a basis for organizing land use right auctions according to regulations. The decision takes effect from the date of signing.
