The social housing project in the Bank Hill Residential Area, located in Cao Thang and Hong Hai wards, Ha Long City, is jointly invested by the Joint Venture of Global Financial Investment Consulting Joint Stock Company and Hanoi Housing Investment and Development Joint Stock Company No. 6, with a total investment capital of about 1,361 billion VND.
This is the first social housing project in Quang Ninh.
The project consists of 3 buildings, including 2 social housing blocks with 19 floors with 790 social housing units and 1 building with 196 commercial housing units.
Of the 790 social housing units, according to the original plan, there are 160 units for rent only, not for sale.
However, due to the very low rental demand while the high demand for buying, the above 160 apartments have been approved by the People's Committee of Quang Ninh province to be converted from rent to sell.
It is known that the average selling price of social housing in this project is 16,228,000 VND/m2 (including VAT and maintenance costs).
According to the investor, up to now, the investor has received about 413 applications for social housing purchase, and has made a list and sent it to the Department of Construction of Quang Ninh province to organize inspections to ensure compliance with regulations. There is not much Fund for basic social housing (about more than 140 units and an expected 160 units of social housing The Provincial People's Committee has agreed to allow the transition from rent to sell).
It is expected that 413 cases that have registered to buy social housing will have to draw lots according to regulations.
After the investor has resolved the above 413 subjects and the project still has a social housing fund, the investor continues to post and receive applications to register to buy social housing in accordance with regulations. The investor commits to selling social housing units that have been approved by the Provincial People's Committee to change from rental to sale to ensure the right subjects according to regulations.
