Deputy Prime Minister Tran Hong Ha has just signed two Decisions approving the investment policy for the Dong Nam Dung Quat - North New Urban Area Project and the Dong Nam Dung Quat - South New Urban Area Project, with a total investment of more than 54,000 billion VND.
The Dong Nam Dung Quat - Northern New Urban Area Project has a total area of over 1,300 hectares, including 1,668 villas and townhouses, an 18-hole golf course and a land fund of over 31 hectares for social housing development. The expected population is about 86,000 people. The total investment capital for the project is about VND27,000 billion, including compensation, support and resettlement costs.
The Dong Nam Dung Quat - South New Urban Area Project has an area of 1,377 hectares, including 935 villas and townhouses, an 18-hole golf course, along with a land fund of more than 24 hectares for the construction of social housing. The expected population is about 68,700 people. The total investment is about VND 27,500 billion, including compensation, support and resettlement costs.
According to the decision approving the investment policy, the preparation period of both projects will last from the fourth quarter of 2023 to the fourth quarter of 2029. The site clearance phase and land allocation procedures will take place from the second quarter of 2026 to the fourth quarter of 2029, while the project construction and implementation process is determined from the third quarter of 2026 to the fourth quarter of 2037. The project's operation period shall not exceed 70 years from the date of land allocation, land lease or change of land use purpose.
Both projects will be implemented through bidding to select investors according to current legal regulations. Because the implementation location is within the maritime border area, foreign organizations and individuals will not be allowed to own houses within the scope of these projects.
The Deputy Prime Minister assigned the People's Committee of Quang Ngai province to organize the implementation of related contents, ensuring compliance with approved planning and full compliance with legal regulations on investment, land, construction and real estate business.
According to the Management Board of Dung Quat Economic Zone and Industrial Parks of Quang Ngai province, both projects are part of the 1/2000 scale construction zoning plan of Dong Nam Dung Quat urban and service area approved by the Provincial People's Committee and announced in January 2025. This area has a total area of over 7,345 hectares, with the function of urban development, tourism, services, finance and trade.
