Many people seek to buy transferred apartments

After nearly two years of looking to buy a house, Ms. Nguyen Thu Hang and her husband (Tu Liem ward, Hanoi) decided to give up the idea of buying a new apartment when many projects cost up to 80-100 million VND/m2 (equivalent to 5-10 billion VND/apartment), exceeding the family's financial capacity. Instead, she switched direction to finding transferred apartments in urban areas that have been formed. According to Ms. Hang, even though they have to renovate the interior, the selling price of these apartments is still lower from several hundred million to even billions of VND compared to new apartments in the same area.

The transferred apartment is suitable for financial capacity and can be moved in immediately, so my family prioritizes choosing it. However, finding an apartment near the workplace at a reasonable price is not easy," Ms. Hang shared.

According to her survey, many 2-bedroom transferred apartments are currently being offered for sale at prices ranging from 3.5-4.5 billion VND/unit. Recently, when some homeowners started to reduce prices, her family continued to monitor market developments to choose a suitable time to spend money.

Mr. Nguyen Minh Tuan (Hoang Mai ward, Hanoi) said that instead of buying a new apartment, he is prioritizing finding transferred apartments in urban areas with many residents to invest in renting out.

The price of many transferred apartments is currently softer than newly launched products, while they can be exploited for rent immediately without having to wait for house handover.

Homebuyers are shifting towards prioritizing real housing needs

According to Savills Vietnam, 2026 marks a period when the investment environment in Vietnam shifts to a new focus. In the real estate sector, when capital costs are still higher than the previous period and investment decisions require more caution, the focus is no longer on new or old assets but on the ability to create sustainable value throughout the life cycle of exploitation. In other words, the market is shifting from the "buy new" mindset to "buy right".

The question that investors are currently interested in is no longer "how much to build new" but "how to make existing assets continue to create value in the next 20-30 years". Instead of looking for short-term price increase opportunities, investors prioritize assets that can be effectively exploited through many market cycles and still have room to increase value.

Mr. Nguyen Quoc Anh - Deputy General Director of Batdongsan. com. vn - said that the unit's data shows that in the first 6 months of 2026, the level of interest in the apartment segment increased from 38% in January to 49% in June. A survey of more than 1,000 people nationwide also recorded that 67% have a need to buy real estate for living, while 33% buy for investment purposes.

According to Mr. Quoc Anh, this shows that the views of both investors and homebuyers are shifting towards prioritizing real housing needs.

Although real housing demand is increasing, the market still records a large gap between supply and demand, especially in Hanoi and Ho Chi Minh City. The concept of the mid-range segment has also changed when the popular price currently fluctuates around 55-60 million VND/m2.

According to Mr. Quoc Anh, the current supply is mainly concentrated in the mid-range and above segments, in which the proportion of high-end and luxury apartments is increasing. Meanwhile, more than 50% of people's search needs are concentrated in the mid-range and below segments.

This gap is not a new phenomenon but has lasted for the past 5-7 years, requiring solutions to make supply and demand in the market more balanced," Mr. Quoc Anh said.

The current market demand is still focused on housing for real-life purposes. Therefore, in the coming time, investors are likely to prioritize developing products that meet this demand, contributing to bringing the real estate market to develop sustainably.
