In January 2026, Khanh Hoa Provincial People's Committee responded to the press regarding the construction of a land price list applied from January 1, 2026 according to the provisions of the 2024 Land Law.
Previously, public opinion believed that land prices in many areas in the province tended to increase, while people's average income had not kept up, increasing pressure on housing needs.
According to the People's Committee of Khanh Hoa province, the Department of Agriculture and Environment is assigned to preside over the construction of the Land Price List for the first time applied from 2026, ensuring compliance with legal regulations and local practical conditions.
For residential land, the province plans to adjust to increase from 5–10% compared to the 2025 land price list in some central areas with developed infrastructure and high land use demand.
Specifically, including Bac Nha Trang, Nam Nha Trang, Tay Nha Trang wards; Ninh Hoa, Dong Ninh Hoa wards; Bac Cam Ranh ward, Cam Ranh ward; Nam Cam Ranh, Cam Lam, Dien Khanh, Van Ninh communes; Phan Rang, Do Vinh, Bao An wards.
The remaining communes and wards in the province maintain land prices as in 2025. For residential land along the main traffic axes through communes and rural residential land, initially there has been no adjustment to increase.
Khanh Hoa Provincial People's Committee said it will continue to study and adjust land prices according to the annual roadmap, ensuring that they gradually approach market prices but avoid causing major fluctuations, especially for people with average and low incomes.
For non-agricultural production and business land; commercial and service land; land in industrial parks and clusters, the province proposes to maintain the price level of 2025, then gradually adjust it up according to the appropriate roadmap from the following years.
For agricultural land, continue to maintain stability as in the land price list in 2025 and only gradually adjust to increase in the following years, ensuring harmony of interests between the State, people and businesses.
Faced with concerns that rising land prices could lead to speculation and "blowing" real estate prices, Khanh Hoa Provincial People's Committee said that it has issued many documents directing the Department of Finance, Department of Construction, Tax authorities and related units to strengthen market management.
Accordingly, real estate project investors when bringing products such as land plots and apartments to the market must fully comply with the provisions of the Land Law, Real Estate Business Law, and Investment Law.
In case the project does not meet legal conditions, the province resolutely does not allow opening for sale.
Talking to reporters, Ms. Nguyen Thi Hong (52 years old, residing in Bac Nha Trang ward) said that the province's proposal to only increase land prices by 5-10% in some central areas, while many other areas maintain stability, is a relatively reasonable approach in the current context.
In fact, house prices have increased rapidly in recent years, and people's incomes have not kept up. If they increase simultaneously, it will create great pressure for people who need to buy houses to live in," Ms. Hong shared.
