The People's Council of Lang Son province has issued a land price list applied in Ky Lua ward attached to Resolution No. 48/2025/NQ-HDND dated December 10, 2025.
Accordingly, the price of residential land in urban areas in the ward has a large difference between the central area and the suburbs, the lowest is only 440,000 VND/m2, while the highest is up to 58.8 million VND/m2.
The highest price belongs to Tran Dang Ninh street (section 1), from adjacent to Dong Kinh ward to Phan Dinh Phung street, with position 1 price being 58.8 million VND/m2.
Next is Tran Dang Ninh street (section 2) 52 million VND/m2; Ly Thuong Kiet street (section 1) 51.2 million VND/m2 and Ly Thuong Kiet street (section 2) 46.7 million VND/m2.
Ky Lua street, the section on both sides of the main market house from Tran Dang Ninh street to Bac Son street, is also in the high price group with 37.9 million VND/m2.
Some other central routes such as Ba Trieu street (section 2), Minh Khai street (section 1) are also regulated at 35.5 million VND/m2; Bac Son street (section 1) is 35.4 million VND/m2.
These are all areas with advantages in trade, dense population and vibrant commercial activities.
Meanwhile, land prices in areas far from the center are significantly lower. My Son road (section 3) is regulated at 3.5 million VND/m2; old commune road - district road 28 (section 2) is 2.5 million VND/m2; old commune road - district road 29A (section 3) is 800,000 VND/m2.
The lowest level in the table is 650,000 VND/m2, applied to old commune road - district road 25.
The price list also specifies for resettlement areas and new residential areas.
The main road of the resettlement area of the Huu Nghi - Chi Lang expressway project is priced at 5.5 million VND/m2, the branch line is 4.8 million VND/m2. The residential and resettlement area of the Hop Thanh Industrial Cluster project is priced at 4.8 million VND/m2.
In addition to residential land, the land price list also stipulates the price of commercial and service land in Ky Lua ward.
In which, the highest level is 47.04 million VND/m2 at Tran Dang Ninh Street (section 1), followed by Tran Dang Ninh Street (section 2) with 41.6 million VND/m2 and Ly Thuong Kiet Street (section 1) 40.96 million VND/m2.
In Lang Son province, in the group of wards, the unit with the largest area is Ky Lua ward, with 6,213 ha.
