A survey by Batdongsan.com.vn shows that rental prices in Hanoi have increased slightly compared to March 2025. Affordable accommodation increases by an average of 10%, while mini apartments increase by 10 - 15%.
In My Dinh ward (Nam Tu Liem district), a rental room with an area of 20 - 25m2, without amenities, has increased the price from 2.4 - 3 million VND/month to 2.8 - 3.4 million VND/month.
In Me Tri area, rooms with an area of 18 - 25m2, closed and unfurnished have also increased from 2.2 - 2.3 million VND/month to 2.4 - 2.6 million VND/month. In the old Phu Do, Tan My, and Nhan My areas, the rental price increased from 2 - 2.7 million VND to 2.3-3 million VND/month.
The mini apartment segment in Nam Tu Liem has increased significantly. In the old My Dinh area, 25 - 40m2 apartments have increased from 3.8 - 4.7 million VND to 4.5 - 5.5 million VND/month. In the old Me Tri area, the rental price also increased from 4 - 5.4 million VND to 4.7 - 6 million VND/month.
Many rental areas in the old Dich Vong Hau area (area of about 20m2, closed) have increased from 2.5 - 2.7 million VND to 2.8 - 3 million VND/month. In Quan Hoa area (Nghia Do ward), rooms with an area of 25 - 30m2 increased from 3 - 3.4 million VND to 3.5-4 million VND/month. In Yen Hoa area, 25 - 30m2 rental rooms also increased from 3 - 3.5 million VND to 3.3 - 4 million VND/month.
Mini apartments in Cau Giay and Yen Hoa wards have increased significantly, from 4.2 - 6 million VND to 4.7 - 6.5 million VND/month. The Ha Dong area (Van Quan, old Mo Lao) also recorded a rental price increase from 3.2 - 4.6 million VND to 3.6 - 5.2 million VND/month.
According to a survey by Batdongsan.com.vn, this price increase is not only locally occurring but also spreading in many areas such as Hai Ba Trung, Thanh Xuan, Khuong Dinh, showing a comprehensive price increase trend of the rental market in Hanoi.
Mr. Nguyen Minh Hoang - the owner of a row of apartments for rent in Trung Hoa ward - said that the rapid urbanization and high population density make the demand for renting houses in the capital always high. In the context of continuous increases in housing prices, beyond the affordability of the majority of people, many people are forced to choose to rent a house instead of buying.
According to Mr. Hoang, current rental prices are also affected by the inflation trend. When living expenses, essential goods and services increase, landlords often have to adjust rental prices to cover expenses.
