Real housing demand plays a major role in the transfer market
According to the One Mount Group Market Research and Customer Understanding Center, in Q2/2026, the total number of transfer transactions in Hanoi reached about 9,100 transactions, 18% lower than the previous quarter and 64% lower than the same period in 2025.
Current liquidity clearly reflects the shift in demand, when transactions are more concentrated in the group of customers buying for living and investors prioritizing long-term accumulation.
The secondary apartment type recorded about 3,750 transactions, down 61% compared to the same period. After the hot growth period of 2024-2025, entering 2026, the selling price of secondary apartments recorded a reversal, from an average of about 85 million VND/m2 in 2025 to about 78 million VND/m2 in the second quarter of 2026. As of the end of the second quarter of 2026, the average secondary unit price reached 78 million VND/m2, only up 9% compared to the same period last year.

One Mount Group Market Research and Customer Understanding Center commented: "Capital pressure in the context of high interest rates is causing many investors to adjust their selling price expectations. This is also an opportunity for customers to access the market with a more reasonable price level compared to the previous period.
The residential land segment reflects the cautious psychology of buyers
The residential land market continues to be quiet with about 4,700 transactions, down 23% quarter-on-quarter and 64% compared to the same period. This development reflects the cautious and waiting psychology of buyers in the context that Hanoi has just announced the 100-year vision of the Capital Plan and promoted planning and site clearance for more than 1,400 projects.
The decline took place in all regions, in which the West region recorded the strongest decrease, up to 70%. The North region led in trading market share mainly thanks to sales of communes in the old Dong Anh district.

In the short term, interest rates and financial capacity continue to be factors affecting buyers' decisions. However, the narrowing of short-term investment cash flow is also bringing the market closer to actual usage needs.
In 2027, market prospects are expected to be more positive as planning orientations are concretized and many key infrastructure projects enter the completion phase, contributing to improving inter-regional connectivity and supporting the recovery of secondary market liquidity. High-rise secondary transactions are expected to focus in large urban areas and projects located along Ring Road 3.5, while residential land is expected to recover more clearly in suburban communes in Dong Anh, Dan Phuong and Gia Lam areas.
