Hanoi Department of Construction has just announced information on selling prices and rental prices for housing projects for the armed forces of the People's Police (social housing for police officers and soldiers) at land plot N02, No. 275 Nguyen Trai, Khuong Dinh ward, Hanoi.
The project investor is Thai Ha Investment Development Joint Stock Company; the investor representative is a consortium of Thai Ha Investment Development Joint Stock Company and Nam Son Invest Urban Joint Stock Company. The project is implemented from the second quarter of 2025 to the second quarter of 2027.
The project is a high-rise social housing with 27 floors, 1 staircase floor and 3 double basements (equivalent to 5 parking floors), built on a land area of about 3,362 m2, of which the construction area is about 1,654 m2. The total floor area for the above ground is about 44,176 m2, and the underground area is about 9,905 m2. The 3-story podium block arranges commercial, service, kindergarten and community activity functions.
From the 4th to the 27th floor, about 39,214 m2 of residential floor space is arranged, equivalent to about 408 apartments for police officers and soldiers. The attic floor is arranged with a technical area. The expected population scale is about 1,200 people.
The total number of social housing apartments is 408 units, of which about 90% of units (367 units) are for sale, with an area of about 70 m2/unit; about 10% of units (41 units) are for lease-purchase, with an area of about 70 m2/unit.
The average selling price of apartments is about 32,243.317 VND/m2 (adjusted according to apartment location). The average 5-year lease-purchase price is about 354,857 VND/m2/month, equivalent to about 24,840,000 VND/apartment/month. The above price does not include 5% VAT, 2% maintenance costs and monthly service fees; and is applied on the condition that the buyer pays 50% of the apartment value in advance at the time of lease-purchase and has a bank guarantee for the monthly lease-purchase amount.

Note that the 275 Nguyen Trai social housing project only applies to subjects belonging to officers and soldiers of the People's Public Security Armed Forces who do not have stable housing. If they do not belong to the above group of subjects, they are not eligible to register to buy social housing in this project.
