The project to locally adjust the Detailed Planning of Dai Kim New Urban Area at a scale of 1/500 at the land plot marked CT3, in Dinh Cong Ward, Hoang Mai District (old).
According to the Decision, the goal of the project is to concretize orientations from the higher-level planning, in accordance with the General Planning for Construction of the Capital to 2045, with a vision of 2065; at the same time, improve the organization of architectural space, improve land use efficiency, and serve as a basis for establishing construction investment projects and management according to the plan.
The local adjustment includes the land plot marked CT3 in Dai Kim New Urban Area, located in the planning block marked D4, including part of the land plot D4/ODK2 according to the Urban Zoning Plan H 2-3, scale 1/2000 approved by the Hanoi People's Committee.
Adjacent locations are as follows: the Northwest borders the planned road of 30m wide; the Southwest borders Ring Road 3 and Nghiem Xuan Yem Street; the Northeast borders the land plots marked TT3 and TT7 with low-rise land functions; the Southeast borders the planned road of 17.5m wide.
The scale of the study to locally adjust the detailed planning is about 29,034m2, according to the 1/500 scale status map prepared by Viet My Construction and Trading Consulting Joint Stock Company, which has been confirmed by the Department of Natural Resources and Environment.
Regarding the general land use planning, keep the area of 29,034m2 the same as previous planning decisions (QD No. 67/2007/QD-UBND and QD No. 3144/QD-UBND), however, adjust the technical indicators to comply with the H 2-3 Zoning Plan, including: construction area 11,613.6m2; construction density 40%; maximum construction height of 33 floors.
Regarding the organization of architectural space - landscape, the CT3 land plot is located adjacent to the Ring Road 3 - Nghiem Xuan Yem, with a cross-section of 68m, at the Nghiem Xuan Yem - Pham Tu intersection, identified as an urban architectural highlight, in accordance with the orientation of the H2-3 Zoning Plan.
The Hanoi Department of Planning and Architecture is assigned to inspect and confirm the file of the local adjustment of the CT3 land plot planning and to keep it archived in accordance with current legal regulations.
