The Investment - Infrastructure Project Management Board of Ha Dong Ward has just submitted a report to the People's Committee of Ha Dong Ward, the Economic, Infrastructure and Urban Department of the Ward on the Draft plan for compensation, support and resettlement for households and individuals with land area and assets on land located in the planning for the project to build a traffic intersection between road No. 1 under the project to invest in building a traffic road surrounding the Chu Van An memorial area with road 70 (now Cau Buou road).
The Ha Dong Ward Investment - Infrastructure Project Management Board said that according to the minutes of boundary determination dated December 5, 2025 of the Hanoi Department of Agriculture and Environment, for Ha Dong ward, the area of land recovered for project implementation is 21,101.7m2.
Land area proposed for appraisal in phase 1: 1.410.9m2 related to 19 households and individuals.
In which the land area granted land use right certificates is 1,265.0m2; the land area eligible for land use right certificates is 6.2m2; the land area encroaching on ditches, roads, public land, not eligible for land use right certificates: 139.7m2.
The land area submitted in the next phase is: 19,690.8m2.
The Ha Dong Ward Investment - Construction Project Management Board said that Thanh Tri District People's Committee previously issued Decision No. 3124/QD-UBND dated June 23, 2025, approving specific land prices as a basis for compensation and support for site clearance when the State recovers land to implement the project, accordingly, the prices of recovered residential land plots are calculated according to Cau Buou street, specifically: position 1 is 67,160,000 VND/m2; position 2 is 43,230,000 VND/m2; position 3 is 29,170,000 VND/m2; position 4 is 26,790,000 VND/m2; agricultural land for rice cultivation is 186,000 VND/m2.
After comparison, the specific land price for compensation and support of the project approved by Thanh Tri District People's Committee (before the implementation of the local government of 2 levels) in Decision No. 3124/QD-UBND dated June 23, 2025 has a difference with the land price issued by the City People's Council.
Specifically, land prices for residential land plots at location 3 Cau Buou street are determined to be lower than the land price list issued by the City People's Committee applied from January 1, 2026; residential land prices at the remaining locations are higher.
To ensure the project implementation progress, the Investment - Infrastructure Project Management Board proposes to apply land prices according to Decision No. 89/2026/QD-UBND dated February 2, 2026 of the Hanoi People's Committee promulgating the determination of the land price adjustment coefficient K=1 for land types issued together with Resolution No. 52/2025/NQ-HDND of the City People's Council as a basis for calculating compensation and support when the State recovers land.
In the process of public listing, it will summarize and seek opinions from the City People's Committee and the Department of Agriculture and Environment.
