On July 14, the Hanoi People's Committee issued Decision No. 3769/QD-UBND on allowing the change of land use purpose at the land plot marked D14, Cau Giay New Urban Area (Cau Giay Ward) to implement the Mixed-use Building Project - company headquarters.
According to the decision, detech Technology Development Support Joint Stock Company was allowed to change the purpose of use of 4,709.5m2 of agricultural land, has completed procedures to receive the transfer of land use rights and assets attached to the land, and has been confirmed by the Hanoi Land Registration Office for changes.
At the same time, the enterprise is allowed to use an additional 626.4m2 of land managed by the People's Committee of My Dinh 2 Ward, raising the total land area for project implementation to 5,335.9m2.
This area will be used to build a mixed-use building - the company's headquarters according to the investment policy approved by the City People's Committee in Decision No. 5439/QD-UBND dated October 26, 2023.
The form of use is that the State leases land and pays annual rent, with the land use term until October 26, 2023.
The location and boundary of the land is determined based on the 1/500 scale master plan drawing confirmed by the Department of Planning and Architecture. The land rental price will be calculated according to the land price list approved by the City People's Committee and current legal regulations.
detech Company is responsible for completing the procedures and putting the land into use within 12 months from the date of handover. In case the project is delayed for more than 24 months, it will be considered for an extension of 24 months.
If after the extension period, the enterprise has not yet implemented or used it for the wrong purpose, the City People's Committee will reclaim the land without compensation.
Regarding the responsibility of State management agencies, the Department of Agriculture and Environment is responsible for handing over land, signing land lease contracts and issuing Land Use Rights Certificates. The Hanoi Tax Department is responsible for calculating, notifying and organizing land rent collection according to regulations.
