The auctioned land has a total area of 43,944m2 with 20,061m2 of residential land (construction density 49.7%, 4 floors high, total of about 262 plots); 20,759m2 of traffic land and 3,123m2 of green land.
The starting price of the first round is over 86 million VND/m2; the step price is 500,000 VND/m2; the auction registration fee is 4 million VND; the deposit is over 345 billion VND.
Auction participants can personally explore the auctioned land or contact the Hoang Mai District Land Fund Development Center or Lac Viet Joint Stock Auction Company in advance to schedule a visit to see the property on December 12 and 13.
The form and method of auction is direct voting in many rounds at the auction.
Time and place for selling and receiving documents from 8:00 a.m. on December 6 to 5:00 p.m. on December 20 at the One-Stop Department - Hoang Mai District People's Committee and the headquarters of Lac Viet Joint Stock Auction Company.
The auction will be held at 2:30 p.m. on December 23 at the Hoang Mai District Political Center Hall.
With a starting price of VND86 million/m2, the land auction in Hoang Mai district is holding the highest starting price compared to recent land auctions in Hanoi. Accordingly, the land auction in Hoai Duc district has a starting price of VND7.3 million/m2, Ung Hoa ranges from VND6 million to VND7.2 million/m2, Thanh Oai district has a starting price of VND5.3 million/m2; land auction in Me Linh district starts from VND1.5 million/m2 and land auction in My Duc district starts from VND1.1 million/m2. This is because Hoang Mai is an inner-city district of Hanoi, and recent auctions in Hanoi are mainly in districts on the outskirts of Hanoi.
The Hanoi People's Committee has just sent an official dispatch to departments, branches, districts and towns to direct solutions related to the land auction situation.
Accordingly, the City People's Committee requested localities to evaluate the effectiveness of land allocation and lease through auctions, especially avoiding auctions in areas with low starting prices, not enough to cover the costs of site clearance and infrastructure investment. These lands can be converted to serve resettlement or public works, contributing to supporting projects in the area.
Localities are also responsible for properly implementing regulations, reviewing and rectifying auction work according to previous instructions of the Government and the City. Districts, towns and cities need to proactively propose specific solutions to organize auctions strictly, publicly and transparently, ensuring high economic efficiency.
