According to the reporter's records, in early March 2025, along the extended Chi Lang Avenue, Dan Chu Ward, Hoa Binh City, hundreds of shophouses were abandoned.


According to research, this is the TSG HoaBinh Centre project invested by Sai Dong Real Estate Joint Stock Company. The project is located right in the administrative center of Hoa Binh province with a scale of nearly 35,400m2.
Mr. Huy, a real estate broker in Hoa Binh City, said that the apartments here have been completed since the beginning of 2022, with prices ranging from 6.5 - 8.5 billion VND depending on the location and direction of the house.
Most of the apartments are owned by people from other places, mainly Hanoians. Therefore, very few people move there, most buy them for investment or rent out business premises. But in reality, the demand for rental here is not high, so many apartments are still vacant, Mr. Huy shared.


Ms. Tuyen, owner of a shophouse (living in Hanoi) said that her family received the house handover in early 2022, when receiving it only in a rough state. Each apartment in this area has a 3-storey design, 1 attic, a floor area of 108m2 and a red book.
"Although I have been selling and renting many times, because the market area is still sparsely populated and the demand for business is low, very few people are interested in the premises here" - Ms. Tuyen informed.
According to real estate traders in Hoa Binh City, this area will be completed around 2022, most of the houses here are owned by people from other places, so few people move here to live.

Talking to reporters, Mr. Nguyen Quang Hoa - Chairman of the People's Committee of Dan Chu Ward said: "The TSG HoaBinh Centre project consists of 142 shophouse lots and a central campus, planned into 4 rows of LKP with an area of 108m2 to 240m2".
According to Mr. Hoa, the project has a prime location, right next to beltways and highways, creating favorable conditions for traveling to the city center as well as neighboring urban areas.
However, up to now, the number of residents is still quite modest, with only a few dozen houses with residents. The frontage area is not really vibrant, only a few houses are being exploited as business premises.
