According to Lao Dong reporters, located in the central area of Da Nang City, many private houses on Hung Vuong Street are being offered for sale at expensive prices.
For example, a 3-storey house with 2 frontages on Hung Vuong Street, 82m2 wide, is being offered for sale at a price of 28.5 billion VND, equivalent to 347 million VND/m2.
The owner here informed that because of its prime location near Con market, Da Nang Station is only about 500m away, so this place is considered a "golden land" street, convenient for business because of the large number of tourists.
"The house has an area of 82m2, a width of 9m. If not bought for living, this house can be completely rented out for 70-80 million VND/month" - the owner said.
Similarly, also located on Hung Vuong Street, an 80m2 private house is being offered by the owner for 25.5 billion VND, equivalent to about 318 million VND/m2. According to the introduction, this area is opposite the Chi Lang commercial center, suitable for trading in fashion, consumer goods, and imports.
However, many owners selling private houses here admit that townhouses on central streets of Da Nang are often more popular than other segments of the market such as private houses in alleys and apartments because of their high prices, the total selling price can be up to tens of billions of VND/unit.

The website Batdongsan.com.vn recently commented that the arrangement and merger of provincial-level administrative units officially effective from July 1, 2025 is considered one of the factors contributing to a significant increase in the number of real estate transactions in the market, especially land, private houses and apartments.
Mr. Nguyen Van Binh (a long-time real estate broker in Da Nang) - analyzed that in the first months of 2025, the number of customers interested in and asking to buy street-front houses has increased.
Notably, many townhouse owners have recently been offering high prices due to expectations. Investors need to research carefully before putting down money, because the transaction price may be much lower than the price offered by the homeowner.
Mr. Binh further analyzed that the townhouse segment, especially on prime streets in the central wards of Da Nang City, is forecast to continue to increase due to limited supply, convenient transportation, and full amenities.
Townhouses are a segment for people with strong cash investment flows and long-term vision. Townhouse buyers should carefully research the legal documents to avoid risks related to disputes, construction quality, and rental of premises when not in use to optimize profits.
