According to the Lao Cai Provincial Department of Construction, this agency has received a document from Binh Minh Tay Bac Investment Joint Stock Company on publicizing the selling price of social housing at the Binh Minh Tay Bac Social Housing project (Au Lau ward).
According to the announcement, the average estimated selling price of social housing in the project is 16.8 million VND/m2 used, this price includes value-added tax (VAT) but does not include maintenance costs.
The Department of Construction said that, according to regulations, within 180 days from the date the project is completed and put into use, the investor must conduct a state audit or independent audit, and at the same time finalize construction investment costs according to legal regulations.




After having the audit and inspection results of functional agencies, if the actual selling price is higher than the price signed in the contract, the investor is not allowed to collect more money from the buyer. Conversely, if the selling price is lower, the investor must return the difference to the home buyer.
In addition, the investor is also not allowed to collect more than 95% of the contract value until the buyer is granted a certificate of land use rights, ownership of assets attached to land and completes the adjustment of the price difference (if any).
The Binh Minh Tay Bac Social Housing Project is expected to contribute to meeting the housing needs of low-income people and workers in Lao Cai province in the coming time.
