Ben Thanh Ward (HCMC) has just announced a draft plan for compensation, support, and resettlement when the State recovers land to implement the urban embellishment project of Ma Lang area and Cho Ga - Gao area.
The project has about 4,350m2 of land to be recovered in Ben Thanh ward. The project implementation scope includes 238 households, individuals, 10 cases of renting houses owned by the State and one organization. It is expected that 249 eligible cases will be arranged for resettlement.
According to the price list in the draft compensation plan, the unit price for land use rights to calculate compensation and support in the Cho Ga - Gao area has a highest level of nearly 610 million VND/m2.
This price level applies to residential land in location 1 urban area, adjacent to Yersin street.
Also on Yersin street, land in position 3, belonging to alleys from 3m to under 5m wide and with a depth of under 100m from the inner edge of the roadside of the street frontage, has a unit price of more than 237 million VND/m2.
Land in position 4, belonging to alleys under 3m wide and under 100m deep, has a unit price of over 190 million VND/m2.
For commercial and service land on Yersin street, the compensation unit price at location 1, adjacent to the road, is more than 426 million VND/m2.
On Nguyen Thai Hoc street, the price of urban residential land in position 1, adjacent to the street frontage, is nearly 422 million VND/m2. Commercial and service land in this location has a compensation price of more than 295 million VND/m2.
On Vo Van Kiet street, the price of urban residential land in position 1 is more than 389 million VND/m2; commercial and service land in position 1 is priced at more than 272 million VND/m2.
Households subject to relocation will be supported with temporary housing rent for 6 months.
Households with 4 or fewer people are supported with 8 million VND/household/month. Households with 5 or more people are supported with 2 million VND/person/month but not exceeding 24 million VND/household/month.
To accelerate the progress of site clearance, households and individuals who comply with land allocation ahead of schedule are also entitled to a bonus policy.
Accordingly, in case of recovering all land, a maximum bonus of 50 million VND/household is awarded; in case of recovering a part of land, a maximum bonus of 25 million VND/household is awarded.

The urban embellishment project of Ma Lang and Cho Ga - Gao areas in Cau Ong Lanh and Ben Thanh wards is implemented according to the public-private partnership (PPP) method, build-transfer (BT) type of contract. Preliminary total investment is about 16,369 billion VND.
In Ma Lang area, Cau Ong Lanh ward, the project scope is limited by Nguyen Trai, Tran Dinh Xu and Nguyen Cu Trinh streets.
This area has an area of about 3.77ha. The project is expected to invest in synchronous technical infrastructure, social infrastructure, building multi-level schools and housing areas for resettlement.
The scale of housing includes a social housing apartment block of about 38 floors with 1,400 apartments and 93 low-rise houses.
Meanwhile, the Chicken - Rice Market area in Ben Thanh ward is located within the scope of Nguyen Thai Hoc, Vo Van Kiet, Yersin streets and alley 3 Yersin.
On an area of about 4,350m2, the project is expected to build a social housing apartment block of about 35 floors with 760 resettlement apartments, and at the same time invest in technical infrastructure and accompanying social works.
Ho Chi Minh City is expected to start construction of the technical infrastructure item of the project on the occasion of the September 2nd holiday this year.
