In the suburbs of Hanoi and some neighboring provinces, land prices have continuously increased sharply, liquidity has improved significantly compared to last year. Many districts such as Dong Anh, Hoai Duc, Me Linh or some neighboring provinces such as Bac Ninh, Hung Yen all recorded a price increase of 20-50% compared to the beginning of 2024.

Positive market developments have helped many investors earn large profits by investing in rural land early, when prices were still low.

Mr. Tran Van Loi (40 years old - Bac Giang) is one of the investors with a long-term vision when deciding to buy land in the countryside from 2022, when the real estate market was quiet, rural land has not been noticed by many people.

At that time, many people were hesitant and did not dare to pay because they were worried that rural land would be difficult to increase in price, even the market was going down, prices could have dropped even more deeply. But I chose to buy 2 plots of land in an area near the commune center in Viet Yen district at a price of only 9-12 million VND/m2. By early 2025, when traffic infrastructure and industrial parks were developing strongly, land prices here had increased to 20-25 million VND/m2. If I sell at this time, I can make double the profit after more than 2 years of holding it," said Mr. Loi.

Similarly, Ms. Nguyen Thu Hien (37 years old - Dong Anh, Hanoi) is also successful thanks to her strategy of buying cheap rural land. At the end of 2021, when the real estate market was gloomy, she decided to buy 2 plots of land in Van Ha commune, Dong Anh district for 18 million VND/m2. At that time, many people thought that rural land had little potential for price increase. However, by March 2025, land prices in this area have increased to 35-40 million VND/m2, especially beautiful plots of land near major roads can reach over 45 million VND/m2. Ms. Hien said that thanks to holding for a long time and not being under capital pressure, she intends to sell to make a profit.

Investing in land needs a long-term vision

In reality, many land plots in the suburbs of Hanoi and neighboring provinces are having impressive price increases. In Dong Anh, the average price ranges from 60-100 million VND/m2, in which beautiful plots of land near major roads can exceed 130-150 million VND/m2. The Hoai Duc area, especially locations near Ring Road 4 such as Lai Yen, Van Canh, An Khanh, recorded prices from 90-130 million VND/m2, a sharp increase compared to the beginning of 2024. Me Linh, Thach That and Quoc Oai districts also witnessed an increase of 20-50%.

In addition to Hanoi, neighboring provinces such as Bac Ninh and Hung Yen are also becoming the focus. In Bac Ninh, Tu Son and Que Vo areas, land prices currently range from 45 80 million VND/m2. Hung Yen recorded an increase of 25-50% in areas such as Van Giang, My Hao, Yen My, Khoai Chau.

Mr. Nguyen Dinh Truong, a long-time real estate broker in Hanoi, commented that from the end of 2024 until now, the number of investors interested in rural land has increased significantly.

Many people realize that land in rural areas, if chosen in the right location and with a long-term vision, can completely bring good profits. Especially, when prices were still low, those who gathered land early were now enjoying sweet fruits" - Mr. Ha said.

However, Truong also noted that if they deposit money at the present time, investors need to consider carefully because the price level has increased higher than before, if they deposit money hastily, it is easy to face liquidity risks.

Commenting on the land segment, Mr. Le Dinh Chung - a member of the Market Working Group of the Vietnam Real Estate Brokers Association (Vars) - said that by the second quarter of 2025, the land market could witness more even development in many places. However, when buying land at the present time, it is necessary to have a medium-term vision, with a capital recovery period of at least 1 - 3 years, instead of expecting to invest in "surfing" according to infrastructure and project implementation.
