It is known that Mr. Trong spent a total capital of 1.6 billion VND on these two plots of land with the purpose of investing in short-term profit and catching the year-end wave.
Mr. Trong said: "Customers contacted us to see the land but only stopped at consulting because they were afraid of the high price. Most of them wanted to buy land to build houses, not for investment purposes."
To quickly sell the land, this investor decided to reduce the price by 5% per plot. After recovering the capital, he will invest in apartments and houses in the alley.
"If we wait for profit from selling land, it will take a long time because the target is people with stable finances. I plan to buy a house in the alley after selling 2 plots of land, or invest in building a motel for rent. This will meet the housing needs, expand the customer base, although the source of money will take a long time, it is more stable and less risky," said Mr. Trong.
Mr. Tran Minh Hau - owner of a real estate brokerage office in Ninh Kieu district, Can Tho city - said: The real housing demand of people in the city accounts for a fairly high proportion, as evidenced by the fact that in the past 2 months, customers with demand for housing and apartment brokerage account for 70% compared to investment demand.
According to the reporter's investigation, the price of houses and apartments in alleys around the central area of Can Tho City has been continuously pushed up, currently at 35-50 million VND/m2, while at the end of 2023 it only fluctuated from 25-30 million VND/m2.
According to the Can Tho Real Estate Association (CaREA), in the first 6 months of 2024, the apartment segment mainly focused on development in Can Tho City increased by 5-6%.
CaREA forecasts that in the last 6 months of the year, demand will still be concentrated in the apartment segment with real housing needs, at suitable prices. The high-end apartment segment has become a new residential and investment trend, has been positively received, is maintained stably and can increase by 5-7%; land plots will also start to increase by 8-10% compared to the first 6 months of the year.
