Hanoi Department of Construction has just publicly announced information about the social housing construction investment project at land plot code 1, Ngoc Hoi commune, former Thanh Tri district (now Ngoc Hoi commune, Hanoi City) after the project was started.
The investor is Mechanical and Construction Joint Stock Company No. 7. The project is implemented on a land area of about 3,317 m2, with a scale of 196 apartments and an expected population of 373 people.
The project is 15 floors high, including 1 basement floor, 14 usable floors and 1 staircase attic floor, total height of 54.9 m (calculated from the yard height to the top of the attic).
The temporary selling price of social housing is 24,731,000 VND/m2 (including VAT, excluding maintenance fees). The maintenance fee is 470,000 VND/m2. The temporary lease-purchase price is 300,000 VND/m2 (including VAT, excluding maintenance costs). The investor will announce the official price after being appraised by the state management agency according to regulations.
Out of a total of 196 apartments, there are 160 social housing units. Specifically, 109 units for sale (accounting for 70.7% of the total floor area of social housing), including 73 units with areas of 40.4 - 59.4 m, equivalent to a total price of one apartment here of about 988 million VND to more than 1.4 billion VND. In addition, the project has 17 rental-purchased units and 34 rental units.
The project is expected to be completed and put into use in the fourth quarter of 2026. The dossier receiving time will be implemented when the project meets the conditions for opening for sale according to regulations.
Hanoi Department of Construction noted that it is strictly forbidden for organizations and individuals to take advantage of social housing policies to collect money and deposits against regulations. Fraudulent acts in declaring and confirming dossiers for buying and renting social housing, if detected, including during the post-inspection process, will be handled according to current regulations.
