Accordingly, the competent authority has decided to approve land prices to calculate financial obligations for the land of Tan Thanh Infrastructure Development Investment Company Limited that changed the land use purpose to build the Tan Thanh market and commercial housing project.
The project was approved in Bac Tan Uyen commune, Ho Chi Minh City. The time of land valuation is February 23, 2022. After changing the purpose of use, the project has 37,969 m2 of urban land. In addition, there are 8,053 m2 of market land and 1,135 m2 of educational land, the form of land lease by the State with one-time rental payment for a term of use of 50 years.
The competent authority decided to approve the land price of VND 8.75 million/m2 for urban residential land (commercial adjacent land), VND 5.57 million/m2 for market land with a term of 50 years, VND 4.48 million/m2 for educational land with a term of 50 years.
The competent authority requests the investor to be responsible for the data and information provided to conduct land valuation. In case later, when the competent State agency concludes that the project must determine additional financial obligations, it must comply with the implementation of additional financial obligations as required.
Request the organization of land valuation (the Southwest Information and Valuation Joint Stock Company - SIAC) to be responsible for the legal basis of the land valuation certificate, report on land valuation results, information and data compliance. At the same time, be responsible before the law for the accuracy, honesty, and objectivity of land valuation results.
