Accordingly, the People's Committee of Binh Duong province has decided to approve land prices to calculate financial obligations for the land of Phuong Truong An Group Joint Stock Company that was converted to land use for the Phuong Truong An 6 project.
The project is located on DT 741 road, through Phuoc Hoa commune, Phu Giao district, Binh Duong province. After changing the purpose of use, the project has 207,376 m2 of residential land in rural areas; 8,749 m2 of land for building educational and training facilities; 704 m2 of land for building medical facilities; 4,042 m2 of commercial and service land and 6,027 m2 of land for building sports facilities.
The People's Committee of Binh Duong province approved the average unit price for rural residential land (commercial adjacent land) for the above project as VND 5.386 million per square meter; approved the unit price from VND 2.5 to VND 3 million per square meter for the remaining types of land.
The land price was valued in October 2022, organized by VIC Valuation and Trading Joint Stock Company to conduct land valuation.
The People's Committee of Binh Duong province requests investors to be responsible for the data and information provided to conduct land valuation. In case later, when the competent State agency concludes that the project must determine additional financial obligations, it must comply with the implementation of additional financial obligations as required.
For organizations implementing land valuation, the People's Committee of Binh Duong province requires responsibility for the legal basis of land valuation certificates, reporting on land valuation results, information and data requirements. At the same time, be responsible before the law for the accuracy, honesty, and objectivity of land valuation results.
It is known that the Phuong Truong An 6 residential area construction investment project has a total area of 419,809.1m2, with a scale of 2,760 apartments. According to the plan, the project will create accommodation for nearly 7,000 people.
