Olympic sports urban subdivision planning includes 4 component subdivisions A, B, C and D.
Sub-zone A: Orienting the development of new urban areas associated with the TOD model
Sub-zone A has the research scope belonging to the administrative boundaries of Thanh Liet ward and Dai Thanh, Ngoc Hoi, Tam Hung, Thuong Tin and Binh Minh communes.
Regarding the boundaries, sub-zone A is determined to be bordered to the North by Phan Trong Tue road; to the South by Ring Road 4; to the East by existing residential areas and Ngoc Hoi Industrial Cluster; to the West by urban sub-zone C4.
The overall research scale is calculated on the entire area of about 16,093ha of the Olympic sports urban sub-area plan to ensure synchronous connection between component sub-areas. The land area for sub-area A planning is about 3,287.16ha, with a projected population of about 310,000 people.
Sub-zone A is oriented to develop as a new urban area associated with the TOD model (compressed urban area), and at the same time plays the role of an important traffic hub, connecting and supporting the national sports complex with an international-class stadium located in sub-zone component B. The planning identifies the formation of the Southern development space axis associated with the cultural axis My Dinh - Ba Sao - Bai Dinh, connecting the Thang Long - Hoa Lu heritage site and the Huong Son - Tam Chuc relic area.
Sub-zone B: Developed according to the model of sports - service - eco-urban areas
The planning area belongs to the administrative boundaries of Thuong Tin, Tam Hung, Thuong Phuc and Dan Hoa communes. The boundary scope is determined to be adjacent to Ring Road 4 to the North; adjacent to the administrative boundaries of Dan Hoa and Thuong Phuc communes to the South; adjacent to the North-South expressway to the East; adjacent to National Highway 21C to the West.
The land area planned for sub-zone B is about 4,559.43ha, with an expected population size of about 285,000 people.
Sub-zone B is oriented to develop according to the model of a sports - service - ecological urban area, in which the core is the National Sports Complex, serving the organization of sports, cultural, and entertainment events of regional and international scale. The architectural - economic - technical planning indicators at the urban level are balanced across the overall 4 component sub-zones, ensuring compliance with the approved planning tasks.
Notably, the subdivision is organized into 5 characteristic zones, with highlights such as Lac Viet Stadium (135,000 seats), Aquatic Sports Palace, along with main landscape axes, squares and sports boulevards, creating a modern, synchronous and rich urban space.
Sub-zone C: Orientation for the development of sports urban areas and service urban areas
Component C subdivision is located in Ngoc Hoi, Nam Phu, Hong Van, Chuong Duong, Thuong Phuc and Thuong Tin communes.
The boundary scope is determined to be north adjacent to agricultural land and Ha Thai village residential area; south adjacent to existing residential area and agricultural land; east adjacent to Huu dike of the Red River; west adjacent to agricultural land and existing residential area.
The research scale is calculated on a scale of about 16,093ha of the entire Olympic sports urban sub-area plan. The land area for sub-area C planning is about 4,503.60ha, with a projected population of about 345,000 people.
Sub-zone C is oriented to develop as a sports urban area, service urban area associated with the National Sports Complex, including an international-class stadium in sub-zone B. The plan aims to build a smart, green, circular urban area, connecting synchronously and harmoniously with neighboring areas, meeting the requirements of large-scale urban development at the southern gateway of the Capital.
Sub-zone D: Developing component urban areas associated with sub-zone B
The planned area belongs to the administrative boundaries of Thanh Oai, Tam Hung and Dan Hoa communes. The boundary scope is determined to be north adjacent to the Thanh Oai economic axis road; south coinciding with the administrative boundaries of Dan Hoa commune; east adjacent to National Highway 21C; west adjacent to the Day River dike and existing residential areas.
The land area planned for sub-zone D is about 3,742.70ha, with an expected population size of about 275,000 people.
Sub-zone D is oriented to develop as a component urban area associated with the National Sports Complex in sub-zone B, and at the same time form the Southern development space axis associated with the My Dinh - Ba Sao - Bai Dinh cultural axis.
The plan defines that this sub-zone plays a role in connecting the Thang Long - Hoa Lu heritage sites, associated with the Huong Son - Tam Chuc relic area, synchronized with important traffic axes such as National Highway 1A, 1B, Ho Chi Minh Road, Northwest Expressway and southern provinces, creating new development momentum for the region.
