In August and September every year, the demand for accommodation for new students increased. Therefore, the rental market is also busier than other times of the year.
In Hanoi, in areas with many universities near streets such as Hai Ba Trung, Cau Giay, Ho Tung Mau, Nguyen Chi Thanh..., to rent a fully-featured room, tenants have to accept spending a large sum of money.
According to the reporter's research, the price for a closed rented room with an area of 15-20 m2 ranges from 3 to 5 million VND/month, mini apartments are more expensive, about 4 to 8 million VND/month.

Hoang Manh Toan (a new student at the University of Commerce) shared: My father and I have been looking for a room for the past two days in the Mai Dich area. Each room costs from 3 - 3.5 million VND, not including electricity and water. With your parents' income, this is also a big burden. Many rooms are cramped, damp, and even have no windows.
Tran Quoc Hung - a second-year student (University of Commerce), renting a room on My Dinh Street, Tu Liem Ward - shared that the current rental price is at many different levels depending on the amenities, quality, and area of the room.
In the lower segment, rooms priced under 3 million VND/month are rented with only one bed, wardrobes with tight space and disadvantages such as no air conditioning, no refrigerator. These rooms are often old or rooms that have been expanded and built with partitions, many rooms are even moldy" - Hung shared.
In addition to the room fee, Hung said he also had to pay other service fees such as: 100,000 water fee, 100,000 internet fee, 4,000 VND/ so electricity fee, 20,000 VND/person parking fee, etc.
Running an 8-storey mini apartment in Tu Liem ward, Mr. Phan Nguyen Duy Anh said that after each graduation exam, new students often look for more rooms, so the price of a boarding house often increases.
On the other hand, recently landlords have had to invest in additional fire prevention and fighting systems (PCCC) according to the requirements of the authorities. This also arises additional costs and is often included in the rental price. Therefore, the rental price of rooms has also increased.
Ms. Do Thi Thu (a landlord in Cau Giay ward) also said that although the rental room has increased in price, there are no more rooms for rent in her boarding house because at this stage, many parents are looking for rooms for new students to prepare for the new school year.
According to the recommendations of rental landlords, amid the "fever" of room prices, finding a affordable place to live is the desire of many new students. Taking advantage of the impatient and inexperienced psychology of young people who are first in the city, many scammers have set sophisticated traps, causing many new students to "fall into the trap".
One of the popular tricks is to request a deposit to keep a room, even though students have never been able to see the room in person. The subjects often attack the fear of "out of room", creating pressure by saying that many people are waiting, otherwise they will lose their deposit.
Therefore, students need to be vigilant, research carefully, and can come directly to see the location, location, room space, and negotiate prices before deciding to sign a rental contract.
