According to Lao Dong Newspaper, in the first days of April, the real estate market in Luong Son district changed strongly thanks to the resort.
Previously, transactions mainly revolved around the segment of residential land and subdivided land with small financial levels. However, recently, the situation has changed. The demand for large plots of land with residential land suitable for building garden houses and homestays has increased sharply, creating a new potential trend in this area.

Mr. Manh Linh - a long-time real estate broker in Hoa Binh city, said that real estate in Luong Son is currently basically still subdivided land, residential land and small finance. However, recently, many customers have been interested in a large-area resort with residential land to build second houses.
"Both a profitable investment channel and meeting the needs of weekends, real estate in Luong Son is recording a minimum price of about 4 million VND/m2 for subdivided residential land. Meanwhile, large areas of land serving resort purposes currently range from 2 million VND/m2 or more.
The market is also witnessing significant growth in both transaction volume and investment value. In particular, land with a beautiful view such as near mountains, streams, or with a clear view is very sought after," Mr. Linh shared.
According to Mr. Linh, not only the investment wave has increased sharply, but the demand for construction has also caused the local material market to fall into a "riesome" situation.
Ms. Tran Thu Hien - an investor from Hanoi, said: "My wife and I have just bought a piece of land of more than 2,000m2 in Cu Yen commune. With residential land, overlooking the lake, the climate is cool, very suitable for a wood house for resorts. The market here has potential because it is still quite primitive, the price is reasonable, and it is close to Hanoi".
According to Ms. Hien, it is not difficult to see the image of resorts under construction along the hillsides or next to fresh streams. Many investors from Hanoi, Hai Phong, and even from the South have come here with the goal of buying land plots of several thousand square meters to develop homestay models, farmstay or simply a weekend resort.

Talking to reporters, Mr. Nguyen Manh Cuong - Deputy Director of the Branch of the Land Registration Office of Luong Son District said that on average, this agency receives 25 - 30 documents related to land transactions per day. The most common of which is procedures related to land division, subdivision and transfer of land use rights between individuals.
"With a location only about 45 minutes from Hanoi, Luong Son is always a hot spot in the real estate market. Thanks to this advantage, land trading and registration activities take place regularly, attracting a large number of investors, especially in the two segments of land and resort land," said Mr. Cuong.
