The Hanoi People's Committee has just issued a decision on handing over 15,537.93 m2 of land to Mai Linh Investment Joint Stock Company to implement the Golden Palace A2 Amusement Park, School and Housing, Commercial and Service Complex Project in Tu Liem Ward (compensation, support and resettlement work has been completed), which was decided by the City People's Committee in the investment policy in Decision No. 1208/QD-UBND dated February 20, 2017, first adjusted in Decision No. 6263/QD-UBND dated December 7, 2023.

In 15,537.93 m2 of land, there are:
+ 10,477 m2 of land, limited by the following markers: D2-1, D2-2, D3-3, D4-2, D4,4, D4-18, D4-19, D3-6, D2-6, D2-7, D2-8 to D2-1, including: Land for building low-rise housing (code TT), area 7,950 m2, including land plots marked TT-1, area 2,113 m2; TT-2, area 3,755 m2 of land; TT-3, area 2,082 m2.
The State allocates land with land use fees; land use term: The investor is allowed to use the land from the date the City People's Committee signed the land allocation decision until February 20, 2067 (the date of expiration of the Project according to the provisions of the investment policy); home buyers attached to land use rights are allowed to use the land stably and permanently.
Internal traffic land, code GTNB-2, area 2,527 m2 of land: The investor is responsible for investing in synchronous infrastructure with the entire project area, after investment, construction, handover to local authorities and functional agencies of the City for management. The State allocates land without collecting land use fees. The land use term is long-term.
+ 5,060.93 m2 of urban traffic land (code N2), limited by the following landmarks: E12- 1, E12, E1, M-01-1, M09, D4-17, D4-18, D4-19, D3-6, D2-6, D2-7, D2-8 to E12- 1. The investor is responsible for investing in synchronous infrastructure with the entire project area, after investment, construction, and handover to local authorities and functional agencies of the City for management. Regarding the method of land allocation, the Hanoi People's Committee said that the state allocates land without auctioning land use rights, not bidding to select investors to implement projects using land according to Article 255 of the 2024 Land Law and Clause 3, Article 1 of the Law amending and supplementing a number of articles of the Land Law dated January 18, 2024, the Housing Law dated November 27, 2023, the Law on Real Estate Business dated November 28, 2023, and the Law on Credit Institutions dated January 18, 2024.
The land price for calculating land use fees is determined according to the specific land price.
