The People's Committee of Binh Duong province has decided on land recovery, land allocation, land lease, and adjustment of area and land use purpose for the One World - The One World housing construction investment project in Thuan Giao ward, Thuan An city, Binh Duong province.
Binh Duong Provincial People's Committee reclaims an area of 228,893 m2 of land from Thien Phu Production - Trading Company Limited in Thuan Giao Ward, Thuan An City, Binh Duong Province.
At the same time, the People's Committee of Binh Duong province allocated land, leased land, adjusted the area and land use purpose of 378,559 m2 to Kim Oanh Ho Chi Minh City Investment and Development Joint Stock Company to implement the One World housing construction investment project - The One World.
In which, land with land use fees collected with an area of 228,425 m2 of urban land; Land without land use fees allocated for an area of 111,427 m2 of land for entertainment, public recreation, community activities, traffic works; Land lease for annual land use fees with an area of 34,706 m2 of land for construction of cultural facilities, medical facilities, land for construction of educational and training facilities, commercial and service land.
For the area of 85,445 m2 (land outside the residential unit including external traffic land, urban and regional traffic land, land for hazardous waste storage facilities, power line protection corridor, Cat - Bung Biep stream canal corridor), Kim Oanh Ho Chi Minh City Construction and Development Investment Joint Stock Company will manage according to the detailed plan at a scale of 1/500.
The land will be used until June 25, 2025. The land price for calculating land use fees is implemented in accordance with the provisions of law.
The People's Committee of Binh Duong province assigned the Department of Agriculture and Environment to preside over and coordinate with departments and branches to advise the Provincial People's Committee to determine land prices to calculate land use fees. Direct the Land Registration Office to grant certificates of land use rights and ownership of assets attached to land to enterprises. At the same time, determine the boundary and hand over the land on the field.
Requesting businesses to fully fulfill their financial obligations, manage and use land in accordance with legal regulations.
It is known that the above land was previously allocated by the People's Committee of Binh Duong province to Thien Phu Production - Trading Company Limited to implement the Hoa Lan residential area project. During the implementation process, this enterprise mortgaged the project and borrowed capital from the bank. After that, it was difficult and the project was not implemented on schedule. The land was issued by the bank to recover debt. Kim Oanh Ho Chi Minh City Investment and Development Joint Stock Company is the winning bidder for the above land.
The project was later embroiled in a dispute that lasted for many years. In April 2022, the Supreme People's Court issued a verdict recognizing the results of the property auction. Kim Oanh Company, Ho Chi Minh City officially became the new investor of this project.
The People's Committee of Binh Duong province has granted the decision approving the investment policy and approving the investor of the One World project to Kim Oanh Company in Ho Chi Minh City. Currently, this enterprise is starting to implement the project.
