In recent days, public opinion has paid special attention to the information that a household in the Hoan Kiem Lake area is expected to be compensated about 400 billion VND to relocate and serve the investment project to build a park and square on the east side of Hoan Kiem Lake. This is considered one of the most valuable cases of compensation for site clearance in the capital.
The above family owns a piece of land on Dinh Tien Hoang street of more than 400m2, facing Hoan Kiem lake with 2 red books. The household has agreed to receive 400 billion VND from the ward, and will officially receive the money in about 10 days.
The People's Committee of Hoan Kiem Ward said that the land acquisition project in this area involves 47 users including 12 organizations and 35 households. To date, the competent authority has approved compensation, support and resettlement plans for 25 households.
Of these, 20 cases have received money, including 13 households receiving it in one session on December 8 and 7 households receiving it on the morning of December 10. The remaining cases are continuing to be resolved according to regulations.
During the payment on December 8, a household living in lane 61 Dinh Tien Hoang shared that his family had about 50 m2 of real estate subject to recovery and this time received more than 17 billion VND in compensation and resettlement support.




Ms. Le Thanh Huong - Deputy Director of the Investment - Infrastructure Project Management Board of Hoan Kiem Ward People's Committee said that the site clearance work, as well as the construction investment plan are being implemented in parallel, the site clearance work is expected to be done until January 2026.
"If the people approve, we can issue a Decision to support compensation for resettlement houses and a Decision to collect land and receive the site.
If the people do not agree, we expect that we will not be able to receive the site and hand over the resettlement areas until April 2026. After that, the construction and renovation of the square space will be carried out," said Ms. Huong.
According to the People's Committee of Hoan Kiem Ward, Hanoi City has applied a special compensation and support policy to ensure the progress of the Hoan Kiem Lake expansion project, while fully protecting the legitimate rights of people when moving to a new place.
Accordingly, eligible households will be allocated resettlement land in Dong Anh commune or Viet Hung ward; in addition, there is a plan to arrange apartments in the Thuong Thanh resettlement housing area.


The resettlement land of Viet Hung New Urban Area consists of 149 adjacent lots with an area of 50 to 90 m2/lot, allowed to be built with a maximum of 5 floors with a construction density of 85 to 91.6%. Land prices in this area range from 46.7 - 65.6 million VND/m2 depending on location.
The Thuong Thanh resettlement area consists of four buildings NO15A - DN2, NO15A - DN3, NO15B - DN1 and NO15B - DN2, including 7 floors above ground and one basement, with a total of 67 apartments with an area of 50 - nearly 90 m2, expected selling price from 28.8 - over 33 million VND/m2.
The Dong Hoi resettlement land, Dong Anh commune (Hanoi) is located on a plot of land marked 5.B1-CT, with a total area of about 20,760 m2. The land is located between planned routes with a cross-section of 17.5 m to 40 m, adjacent to functional land such as houses, trees, parking lots, vocational schools and public works.
This land consists of 143 plots of land (with an area of 80 to 180 m2), mainly low-rise residential land (adside houses) with a maximum height of 5 floors, occupying an area of over 12,346 m2, with a construction density of 74% to 100%. The expected land price ranges from 10.18 million VND/m2 to 13.39 million VND/m2, depending on the location.
According to the People's Committee of Hoan Kiem Ward, the square and park east of Hoan Kiem Lake have a total area of about 2.14 hectares, and are being studied for development planning according to the urban model of public transport orientation (TOD).
The land is bordered to the west by Hoan Kiem Lake and Dinh Tien Hoang Street; to the north by existing residential areas; to the east by Ly Thai To Street; to the south by Tran Nguyen Han Street.
The above project planning area has 59 real estate users, including 17 organizations and 42 households.
The project is divided into two phases. Phase 1 focuses on compensation, support, and resettlement on an area of about 21,151 m2 to deploy the construction of an urban area oriented towards public transport (TOD).
Phase 2 will deploy an underground space of about 3 basements, directly connecting to Station C9, metro line No. 2 (Nam Thang Long - Tran Hung Dao), while ensuring technical solutions to preserve valuable architectural works in the area.
