The People's Committee of Bac Giang province has just issued Decision No. 40/2024 amending and supplementing a number of contents of Decision No. 72/2021 dated December 21, 2021 of the Provincial People's Committee promulgating regulations on land price list for the period 2022 - 2024 in the province. This Decision takes effect from December 10, 2024 to December 31, 2025.
In the new land price list, depending on the area, the agricultural land group for annual crops fluctuates between 60,000 - 70,000 VND/m2. Land for perennial crops fluctuates between 55,000 - 65,000 VND/m2. Land for aquaculture fluctuates between 48,000 - 60,000 VND/m2 and forest production land fluctuates between 12,000 - 20,000 VND/m2.
Non-agricultural land is divided into two types, including: Price list of residential land, commercial service land, non-agricultural production land in urban areas, traffic routes and price list of residential land, commercial service land, non-agricultural production land in rural areas.
In particular, the land price in urban areas and along traffic routes is the highest at 120 million VND/m2, the lowest at 500,000 VND/m2, an average increase compared to the Price List for the period 2022 - 2024 from 1.7 - 3.34 times (depending on the area). Land in rural areas is the highest at 14 million VND/m2, the lowest at 400,000 VND/m2, an average increase compared to the current price list, the lowest at about 1.1 times, the highest at nearly 4.9 times.
Notably, Hoang Van Thu Street (Bac Giang City) is divided into 5 sections with different prices. Of which, the land price at position 1 on Hoang Van Thu Street is the highest at 120 million VND/m2, the lowest section is 32 million VND/m2. According to the old price list issued in December 2021 by the People's Committee of Bac Giang province, the land price on Hoang Van Thu Street fluctuates from 35-50 million VND/m2.
In addition, some roads also have quite high land prices such as: Hung Vuong Street costs 35 - 100 million VND/m2; Quang Trung Street costs 95 million VND/m2; Nguyen Thi Luu Street costs 32 - 90 million VND/m2; Nguyen Van Cu Street costs 50 - 100 million VND/m2...
The new land price list of Bac Giang province also stipulates the application of the land price list when merging and separating administrative boundaries. For districts, towns, communes, wards and townships after administrative boundary separation and merger, the land price specified in this decision shall apply. The place name shall be taken according to the new administrative unit after separation and merger.
