According to the old land price list, the agricultural land price in Dong Ha city is calculated at 1.65 times the agricultural land price corresponding to the plain commune at position 1; the agricultural land price in Quang Tri town is calculated at 1.5 times the agricultural land price corresponding to the plain commune at position 1.
According to the new land price list, agricultural land prices in the whole province are the same when the same type of land, same location, same type of commune ( plain commune, mountainous commune...).
For example, in the price list of agricultural land in the plains, for land for growing annual crops, according to the old price list was 24,530 VND/m2, according to the new price list was 40,500 VND/m2, a difference of 1.65 times.
For urban land in Dong Ha City, compared to the unit price of the old land price list, the unit price of the new land price list for street type 1a, location 1 is 1.30 times different; for street type 2a, location 1 is 1.35 times different...
It is known that the new land price list has been adjusted up but is still lower than the market price.
According to the Quang Tri Provincial Land Fund Development Center, the auction floor price applied according to the Land Price List in QD 04/2025 is basically suitable for the auction of land use rights for people, creating attractiveness and having quite a lot of room.
For example, the plots of land on Lac Long Quan Street, in the K14 area, Nam Dong Ha Urban Area Project Phase 3, the road with a cross-section of 19.5m have a unit price of location 1 according to QD 49/2019 of VND 3.924 million/m2; The auction floor price was established according to the provisions of the 2013 Land Law, approved for auction in 2024 of VND 5.6 million/m2. After the new price list was issued, the above land plots on the road have a unit price of VND6.0 million/m2 according to QD 04/2025. The auction floor price established according to the provisions of the 2025 Land Law is according to the price list of 6.0 million VND/m2.
According to the People's Committee of Quang Tri province, the adjustment of land types in the newly issued land price list is in accordance with the actual situation, to ensure the harmony of land users' interests as prescribed in Point d, Clause 1, Article 158 of the 2024 Land Law, ensuring stable production and business inside and outside industrial parks and clusters.
