Apartment prices have increased too much, cash flow is shifting to another segment
According to a report by the Vietnam Association of Realtors (VARS), in the third quarter of 2025, Hanoi will continue to lead the country in terms of growth rate of apartment prices. Followed by Da Nang, while Ho Chi Minh City also recorded a significant increase. Compared to the original period, the average selling price of the projects increased by: Hanoi 96.2%, Da Nang 72.6% and Ho Chi Minh City 56.9%.
In the third quarter of 2025, the average selling price of apartments in Hanoi reached 78.9 million VND/m2, an increase of about 5% compared to the previous quarter. The increase is mainly due to investors continuing to open new phases of sale with higher adjusted prices.
In Ho Chi Minh City, the average selling price reached 81.6 million VND/m2; while in Da Nang it was 67.4 million VND/m2, an increase of about 7% compared to the previous quarter. In the period of 20192025, the rate of apartment price increase in Da Nang is outstanding, about 1.6 times higher than in Ho Chi Minh City thanks to the appearance of many new projects with high offering prices, establishing a new price level for the market.
The selling price of primary apartments in the third quarter also fluctuated strongly, with an average of newly opened projects priced at about 78 million VND/m2. Notably, more than 30% of new supply is priced from 100 million VND/m2 or more. See more...
Slow progress of international standard golf course project worth over VND2,200 billion in Hai Phong
On October 16, Standing Vice Chairman of the City People's Committee Le Anh Quan inspected the disbursement of public investment capital in communes in the An Lao area.

Regarding the implementation of the project and the disbursement of public investment capital of the An Lao Project Management Board, Permanent Vice Chairman of the City People's Committee Le Anh Quan requested the An Lao Project Management Board to seriously assess and learn from experience because the disbursement results by October 15 have only reached 50.43% of the capital plan for 2025, much lower than the general rate of the whole city.
The An Lao Project Management Board actively coordinates closely with localities, departments and branches to implement solutions to speed up the disbursement of public investment capital for projects in accordance with the city's scenario. Hung Yen auctions 53 land lots in Luong Bang commune, starting price from 11 million VND/m2
It is expected that in early November, the auction of 53 land lots (phase 1) for people to build houses in Luong Bang commune will take place.

OCD An Thuan Phat Joint Stock Auction Company has just announced the organization of an auction of the right to use 53 plots of land (phase 1) for people to build houses in Dien Hong commune, Kim Dong district (now Luong Bang commune), Hung Yen province.
The plots of land have a total area of 4,766m2, the area of each plot ranges from 88 - 94.5m2. The starting price is from 11 - 13.2 million VND/m2, equivalent to about 990 million VND to more than 1.2 billion VND per plot.
The total starting price of the assets is more than 53.6 billion VND, excluding taxes, fees and other financial obligations as prescribed. Land allocated by the State with land use fees and long-term use.
