Hanoi apartment prices continue to increase sharply despite abundant supply
Although the number of apartments opened for sale and supply in Hanoi in the second quarter of 2025 increased sharply every year, the apartment price level continued to increase.

According to Savills' Real Estate Market Report, in the second quarter of 2025, Hanoi recorded 8,000 new apartments for sale. In the first 6 months of the year, the total new supply reached about 14,900 units, 121% higher than the same period last year.
However, the average primary price is still at a high level, 91 million VND/m2, an increase of 40% year-on-year. In the second quarter of 2025, accounting for the largest proportion at 67% were still apartments priced over VND4 billion, the market continued to be lacking in primary supply of apartments priced under VND2 billion.
In terms of transaction volume, in the second quarter of 2025, Savills recorded about 5,200 units. Compared to the previous quarter, this figure recorded a decrease compared to the previous quarter but increased slightly year-on-year. On average, in the first 6 months of 2025, the total number of apartments sold reached about 13,100 units, an increase of 26% over the same period last year. Tay Ninh prepares 7 resettlement areas to serve the Ho Chi Minh City Ring Road 4 project
Tay Ninh plans to arrange 7 resettlement areas with more than 3,300 plots to serve the site clearance of the Ho Chi Minh City Ring Road 4 project, the section passing through the province.

On August 1, Vice Chairman of Tay Ninh Provincial People's Committee Nguyen Minh Lam and representatives of relevant departments and branches conducted a field survey of locations planned for resettlement to serve the site clearance work for the Ho Chi Minh City Ring Road 4 project.
According to the plan, Tay Ninh province will arrange 7 resettlement areas with a total area of about 74.9 hectares, providing about 3,371 plots of land, to ensure accommodation for households affected by the project.
The surveyed locations include Ben Luc, Rach Kien, My Loc, Phuoc Vinh Tay and Tan Tap communes. Also joining the working group were representatives of the consulting unit and relevant authorities. See more...
The Deputy Minister of Agriculture and Environment stated the principles when developing the land price list in 2026
Deputy Minister of Agriculture and Environment Le Minh Ngan said that the construction of the land price list will be based on valuation methods but will not be applied rigidly.

Deputy Minister of Agriculture and Environment Le Minh Ngan informed that regarding the development of the 2026 land price list, the 12th Central Party Conference has issued a resolution, in which the Government has basically agreed with a number of viewpoints and solutions reported to the Central Committee.
In particular, one of the important contents is that the State will exercise the right to decide on land prices, mainly through the land price list, ensuring compliance with actual conditions and requirements for land management in each locality.
According to Deputy Minister Le Minh Ngan, this regulation will be included in the amended Land Law with a fundamental orientation in building a land price list. Areas exempted from construction permits in Tam Thang ward
The People's Committee of Tam Thang Ward (HCMC) announced areas where the 1/500 planning has been approved, where people do not need to apply for a permit when building a house.

On August 1, the People's Committee of Tam Thang Ward (HCMC) organized an announcement of a number of areas that have approved 1/500 planning in the area, where people do not have to apply for construction permits when constructing houses.
In this announcement, Tam Thang ward announced 3 areas in the area including: area of 33 plots of land (alley 53/30 Le Hong Phong street, in the old ward 7); areas G and H of Ben Dinh service housing area (old ward 9), and Ngoc Tuoc 2 hill villa area.
