Villas and townhouses increase in price, many projects exceed 350 million VND/m2

The transaction price of villas and townhouses in the second quarter of 2025 in localities tends to increase slightly compared to the previous quarter.

The Ministry of Construction said that the transaction price of villas and townhouses in the project in localities tends to increase slightly.

According to a survey of some projects in Hanoi, the price of villas and townhouses in the project in the second quarter of 2025 fluctuated around 265386 million VND/m2 (depending on the location, scale and completion level of each project), a slight increase compared to the previous quarter.

Some projects with high average price increases in the quarter such as: Xuan Phuong Tasco (Nam Tu Liem) has an average price of about 197 million VND/m2 (up about 5.3%), pandora 53 Trieu Khuc (Thanh Xuan) has an average price of about 332 million VND/m2 (up about 5.1%);

Mon City (Ha Dong) has an average price of about 368 million VND/m2 (up about 4.7%), Kien Hung Luxury (Ha Dong) has an average price of about 267 million VND/m2 (up about 4.7%), Lam Vien Villas (Gia Lam) has an average price of about 123 million VND/m2 (up about 4.4%).

Dich Vong New Urban Area has an asking price of about 270-283 million VND/m2; HDI Homes Vu Pham Ham Project has an asking price of about 310-320 million VND/m2, Ciputra Hanoi has an asking price of about 356-369 million VND/m2; Kita Capital has an asking price of about 377-386 million VND/m2; Jade Square has an asking price of about 265-271 million VND/m2;

Vinhomes Thang Long has an asking price of about 172-181 million VND/m2; Vinhomes Global Gate (UK) has an asking price of about 300-350 million VND/m2; Hanoi Tropical Garden Project has an asking price of about 6370 million VND/m2...

Localities such as Ho Chi Minh City and Khanh Hoa also recorded price increases. According to a survey of some projects in Ho Chi Minh City, the prices of villas and townhouses are basically stable compared to the first quarter of 2025; some areas and projects have increased their selling prices by about 3 to over 5%, specifically as follows:

An Phu An Khanh has an asking price of about 220-229 million VND/m2; Him Lam Kenh Te has an asking price of about 233-240 million VND/m2; Phu My residential area has an asking price of about 147-152 million VND/m2; Verosa Park has an asking price of about 150-159 million VND/m2;

Lucasta Villa is advertised for sale at around VND132-141 million/m2; The 9 Stellars are advertised for sale at around VND147-155 million/m2; The Manhattan is advertised for sale at around VND167-176 million/m2.

In addition, some projects with high average price increases in the quarter such as: 6B Intresco (Binh Chanh District) with an average price of about VND 110 million/m2 (up about 5.6%), The Rivus Elie Saab Villa (District 9.9) with an average price of about 304 million VND/m2 (up about 5.2%), Hung Thai (District 7) with an average price of about 250 million VND/m2 (up about 4.9%).

For other localities, the price of townhouses and villas in projects is starting to increase compared to the previous quarter.

Typically, the Nam Cau Tuyen Son Urban Area project, Da Nang has a selling price of 65-125 million VND/m2; the Sun Urban City, Ha Nam project has a selling price of 88-194 million VND/m2; the Sun Symphony Residence project, Tran Hung Dao Street, Nai Hien Dong Ward, Son Tra, Da Nang has a selling price of 138-280 million VND/m2...

In addition, the Ministry of Construction said that the inventory of real estate in projects in the second quarter of 2025 is about over 25,294 apartments/land (including apartments, individual houses, land). Of which, 3,287 are apartments; 10,290 are individual houses; 11,717 are land plots.

Real estate inventory tends to increase slightly compared to the first quarter of 2025. Of which, the type of individual housing is about 109% compared to the first quarter of 2025, land is 100.3% compared to the first quarter of 2025 and apartments are 140.5% compared to the first quarter of 2025.
