According to a survey of some projects in Hanoi, the price of villas and townhouses in the project in the second quarter of 2025 fluctuated around 265386 million VND/m2 (depending on the location, scale and completion level of each project), a slight increase compared to the previous quarter.
Some projects with high average price increases in the quarter such as: Xuan Phuong Tasco (Nam Tu Liem) has an average price of about 197 million VND/m2 (up about 5.3%), pandora 53 Trieu Khuc (Thanh Xuan) has an average price of about 332 million VND/m2 (up about 5.1%);
Mon City (Ha Dong) has an average price of about 368 million VND/m2 (up about 4.7%), Kien Hung Luxury (Ha Dong) has an average price of about 267 million VND/m2 (up about 4.7%), Lam Vien Villas (Gia Lam) has an average price of about 123 million VND/m2 (up about 4.4%).

In addition, the Ministry of Construction said that the inventory of real estate in projects in the second quarter of 2025 is about over 25,294 apartments/land (including apartments, individual houses, land). Of which, 3,287 are apartments; 10,290 are individual houses; 11,717 are land plots.
Real estate inventory tends to increase slightly compared to the first quarter of 2025. Of which, the type of individual housing is about 109% compared to the first quarter of 2025, land is 100.3% compared to the first quarter of 2025 and apartments are 140.5% compared to the first quarter of 2025.
