Research by Lao Dong reporters shows that many old collective apartments are being offered for sale by their owners at expensive prices in Dong Da district.
For example, an old Trung Tu apartment (Dong Da district) with an area of 45 m2 is being advertised by the owner for 2.4 billion VND, equivalent to more than 53 million VND/m2.
According to the homeowner's description, the old apartment is located near a school, a traditional market, and has convenient transportation. This apartment is designed with 1 bedroom, 1 living room, and a full interior.
Having intended to buy an old apartment in the inner city when the apartment segment is increasing, Ms. Tran Thanh Ngoc (36 years old, working in Dong Da district) was taken by a broker to see the current status of the apartment Khuong Thuong is selling on social networks for more than 2 billion VND.
According to Ms. Ngoc, she initially wanted to buy an old apartment because it was located in the center of the inner city, the price was also suitable for her income. However, due to being put into use for too long, this Khuong Thuong apartment building has shown signs of deterioration, the space is damp and stuffy.

According to Lao Dong reporters, in the context of the real estate market in Hanoi being highly volatile, Hanoi has compensation and renovation policies, many old collective apartments in central districts are being offered for sale by owners at high prices.
Experts from the OneHousing Real Estate Ecosystem believe that old apartment buildings in Hanoi have the advantage of being located in the center of the capital.
However, when looking to buy this segment, people need to pay attention to the quality of the building project, the actual area of the apartment after the expansion compared to the actual area on the red book.
Mr. Nguyen Van Dinh - Chairman of the Vietnam Real Estate Brokers Association (Vars) - commented that many old collective apartments located in "golden land" locations in the center of Hanoi have high selling prices and are being sought after because of the scarce supply of new houses.
However, Mr. Dinh said that when buying and selling old collective houses, buyers also need to pay attention to the actual area and quality of the house. The reason is that during their stay, many households have expanded tiger cages of tens of square meters, causing great risks and reducing the value when buying, selling and transferring.
Many construction experts and architects analyzed that the renovation of old apartment buildings in Hanoi is a difficult problem, facing many difficulties, and needs to be planned and implemented systematically.
In addition, the renovation and reconstruction of apartment buildings in central districts of Hanoi is making it difficult to attract investors due to limitations in height and population.
