On June 1, a source from Lao Dong Newspaper confirmed that Dak Lak Provincial Police are verifying violations occurring at two large real estate projects in Buon Ma Thuot city.
Accordingly, the commercial housing project in block 7 (Tan Loi ward, Nam Son Construction Company Limited as the investor); the social housing project on Y On street, Tan Thanh ward (SeAGOL Technology Investment Company as the investor representative).
To protect legitimate rights and interests, the authorities recommend that individuals and organizations that have purchased houses and land in the two projects report to the Economic Police Department, Dak Lak Provincial Police for settlement.
According to the records, in March 2018, the Dak Lak Provincial People's Committee issued an official dispatch approving the investment policy for the commercial housing project invested by Nam Son Construction Company Limited.
The project is implemented on an area of 8.6 hectares of land in Tan Loi ward, Buon Ma Thuot city. Nam Son Construction Company Limited has built 160 commercial houses.
At the time the Dak Lak Provincial People's Committee issued the above document, the project had 8.6 hectares of unconverted agricultural land.
From 2019 to present, Nam Son Construction Company Limited has been continuously fined for administrative violations in the field of construction and arbitrarily converted 2.5 hectares of agricultural land to non-agricultural land.
Currently, Nam Son Construction Company Limited has built 50 houses on the above land for sale. Of which, there are three single villas, the rest are newly built with an incomplete floor and social housing. Some people have come to live and work indoors.

Similarly, in March 2018, the Dak Lak Provincial People's Committee issued an official dispatch agreeing in principle to merge SEAGOL Technology Investment Company with Buon Ma Thuot University and Toan Thang Joint Stock Company to implement a social housing project (Tan Thanh Ward).
The project is represented by SEAGOL Technology Investment Company. Accordingly, this project is expected to be allocated more than 7,000m2 of land originating from the Dak Lak Automobile Transport Joint Stock Company to build housing for low-income people.
Therefore, these projects are exempted from land use fees according to regulations. In December 2020, the Dak Lak Provincial People's Committee fined SEAGOL Technology Investment Company VND280 million for building 26 houses on an area of 1,820m2 of non-agricultural land.
The common feature of the two projects is that there has not been an investment policy decision. New projects have an official dispatch approving the investment policy of the Dak Lak Provincial People's Committee; have not been granted the authority to allocate land to change land use purposes.
Illegal construction works have been continuously administratively sanctioned by Dak Lak provincial authorities.
