Thanh Oai land auction 79.9 million VND/m2, wholesale difference of 1 billion

Hanoi - At around 12:00 on March 15, the land auction in Thanh Oai district ended.

The auction includes 89 plots of land (phase 1) in Man Ca, Man Cong, Ma Man Trong areas, Van Quan village, Do Dong commune, Thanh Oai district, Hanoi city. Accordingly, lot 28, marked as Group 2 with the highest winning price was 79.9 million VND/m2; this lot has an area of 102.78m2, equivalent to more than 8.2 billion VND/lot.

The land lot with the lowest price is 51.3 million VND/m2, other land lots have winning prices ranging from 52 - 78 million VND/m2. According to the people, this winning price is higher than the land price level in the same area.

According to records, at around 10:30 a.m., although the auction had not ended, many people had advertised for sale at a difference of 200 million VND to 1 billion VND for each auctioned plot of land.

Right outside the gate of Thanh Oai District Gymnasium, a group of real estate brokers are publicly offering plots of land. Accordingly, the corner lot 33 (belonging to group 1) won the auction of 66.2 million VND/m2 with an area of 107.23m2 (equivalent to more than 7 billion VND/lot) and was advertised for sale at a difference of 1 billion VND, raising the value to 8 billion VND.

In addition, the corner lot marked 21 won the auction for 66.2 million VND/m2 with an area of 161.12m2 (equivalent to more than 10.6 billion VND/lot) and was advertised by this brokerage group for a difference of 500 million VND, raising the value to more than 11.1 billion VND.

Mr. Tran Van Duc - a real estate broker in Thanh Oai (character's name has been changed) said that many auctioned lots were successfully sold immediately after receiving information about winning the auction with a "huge" price difference of 500 to 700 million VND/lot. However, if buyers have a need, you can contact other brokers to "surf", as long as the buyer accepts to pay the difference.

According to records on social networking sites, many people have also advertised for sale plots of land with a difference of 200 - 300 million VND/plot.

Talking to Lao Dong, Ms. Nguyen Thi Phuong (Thanh Oai) said that she participated in the auction of 4 plots of land in today's session, but she did not win any plots of land. As a resident living near the auction area, she understands that the surrounding land price ranges from 20 - 40 million VND/m2, Ms. Phuong said that the winning price today is higher than the market price.

Previously, on March 1, Thanh Oai district organized an auction of 54 plots of land in Ngo Ba area, Thanh Than village, Thanh Cao commune. Accordingly, the plot of land with the highest winning price was LK03-10 (Group 1) with an area of 64.95m2 with a winning price of 90.33 million VND/m2, equivalent to more than 5.86 billion VND/plot of land. Other plots of land have winning prices ranging from 59.9 - 89 million VND/m2.

54 plots in the auction on January 1 were divided into three groups according to each starting price. The first group consists of 6 plots with a starting price of 16.3 million VND/m2; the second group consists of 24 plots with a starting price of 15.6 million VND/m2. The third group includes 24 plots with a starting price of 10.9 million VND/m2. Accordingly, the plots of land have starting prices ranging from over VND656 million to over VND1.3 billion. The deposit ranges from 130 million VND to 265 million VND per plot.
