Apartment prices fall, buyers still find it difficult to find affordable apartments

Although apartment prices in the secondary market tend to decrease, the high price level still makes it difficult for real homebuyers to buy a house.

According to Ms. Nga, although apartment prices have tended to decrease recently, the current price level is still quite high, making it difficult to find an apartment suitable for finance.

My family has a budget of less than 3 billion VND to buy a house, but at the current price, it is not easy to find a suitable apartment. This price is mainly for 1-bedroom apartments, if you want to find a 2-bedroom apartment with a more suitable price, the family must consider areas far from the center or accept some location restrictions. Besides, the home loan interest rate is currently high, so my family still cannot spend money to buy an apartment" - Ms. Nga said.

According to the Ministry of Construction, in the second quarter of 2026, the selling price of apartments in the secondary market nationwide tended to decrease compared to the first quarter of 2026. In which, in Hanoi, the average selling price of apartments is about 123 million VND/m2; in Ho Chi Minh City, the selling price is about 108 million VND/m2; in Hung Yen, the average selling price is about 69 million VND/m2. The volume of transactions for apartments and detached houses included 26,567 successful transactions (equal to 86.1% compared to the first quarter of 2026 and equal to 77.1% compared to the same period in 2025).

According to data from Savills Vietnam, in Q2/2026, in Hanoi, new supply mainly came from grade A. New supply reached 5,317 units, down quarterly and annually.

The number of units sold increased slightly quarterly but decreased annually. Grade B accounted for 52% of the total number of transactions. Primary offering prices increased by 16% quarterly and 27% annually.

There is no new supply priced below 70 million VND/m2. Since 2022, primary grade C supply has decreased by 28% per year. Grade C is expected to contribute 15% of future supply.

Ms. Do Thi Thu Hang - Senior Director, Research and Consulting Department of Savills Hanoi - said that affordability continues to be the main barrier in the Hanoi market, making buyers more meticulous and sensitive about prices, although housing demand is still maintained at a high level.

Mr. Nguyen Quoc Anh - Deputy General Director of Batdongsan. com. vn - said that unit data shows that in the first 6 months of 2026, the level of interest in the apartment segment increased from 38% in January to 49% in June.

A survey of more than 1,000 people nationwide also recorded that 67% have a need to buy real estate for living, while 33% buy for investment purposes. Although real housing demand is increasing, the market still records a large gap between supply and demand, especially in Hanoi and Ho Chi Minh City.

The concept of the mid-range segment has also changed when the popular price currently fluctuates around 55-60 million VND/m2. According to Mr. Quoc Anh, the supply is currently mainly concentrated in the mid-range and above segments, in which the proportion of high-end and luxury apartments is increasing. Meanwhile, more than 50% of people's search needs are concentrated in the mid-range and below segments.

This gap is not a new phenomenon but has lasted for the past 5-7 years, requiring solutions to make supply and demand in the market more balanced," Mr. Quoc Anh assessed.

The current market demand is still focused on housing for real-life purposes. Therefore, in the coming time, investors are likely to prioritize developing products that meet this demand, contributing to bringing the real estate market to develop sustainably.
