Many universities have announced their admission results and according to practice, at this time the boarding house market in Hanoi has become bustling, rental prices have increased due to the large number of students coming to study.
Ms. Hoang Thi Thu Thuy (47 years old, Hai Duong) took her daughter to Hanoi to study and took the opportunity to find a room in Cau Giay ward to facilitate her studies and activities. However, after 3 days of searching, she still could not find a suitable place to live.
"The price of rooms in this area is currently quite high. The single rooms costing about 1.5 million VND are small, stuffy and have to share the toilet with 3 other rooms. As for spacious rooms with full amenities, they are beyond my ability to pay, forcing my child to consider living in a group of 2-3 people. Not to mention the cost of electricity, water and other services is also a big burden" - Ms. Thuy shared.
According to a survey by Batdongsan.com.vn, unlike the scenario of being vibrant and increasing prices every year, the Hanoi rental market is currently bustling but rental prices are still flat.
Specifically, Cau Giay ward rental houses will still maintain the old rental price of June 2025. The rental price of a rental house in Yen Hoa ward, with an area of 25 - 30m2, is also "stuck" on the spot with a price range of 3.3 - 4 million VND/month.

The rental areas in Tu Liem ward, with areas ranging from 20 - 25m2, have not fluctuated compared to more than 2 months ago when they were still maintained at 2.8 - 3.4 million VND/month. Rental price of a room in Me Tri area, with a closed room, area ranging from 18 - 25m2, the rental price is still fluctuating between 2.4 - 2.6 million VND/month. The price of 2.3 - 3 million VND/month is still maintained for rentals in the old Phu Do, Tan My, Nhan My areas.
The mini apartment segment also did not record any price fluctuations. Specifically, mini apartments in My Dinh area, currently in Nam Tu Liem ward, are still maintaining old rental prices at 4.5 - 5.5 million VND/month with an area of 25-40m2. Mini apartments in the old Me Tri area with an area of 25 - 40m2, the rental price is still 4.7 - 6 million VND/month, unchanged compared to before.
Mini apartments in Cau Giay ward, Yen Hoa ward with an area of 25 - 40m2, the rental price is still 4.7 - 6.5 million VND/month. Mini apartments in Ha Dong ward, Van Quan area, old Mo Lao with an area of 25 - 40m2, rental price is 3.6 - 5.2 million VND/month. The same rental price is also a story at boarding houses and mini apartments in Hai Ba Trung ward, Thanh Xuan ward, Khuong Dinh ward.
Mr. Tran Van Minh, the owner of a boarding house in Hanoi, said that currently, a group of students, workers and unskilled laborers are very sensitive to prices. If the cost is beyond their ability, tenants will find a way to move in, move away from the center or choose cheaper accommodation.
"The flexibility of tenants forces me to keep prices stable, avoid continuous increases to limit the situation of vacant rooms, especially after the peak season" - Mr. Minh shared.
Mr. Nguyen Quoc Anh - Deputy General Director of Batdongsan.com.vn - said that tenants in Hanoi tend to accept renting less furniture and prioritize renting smaller places to reduce costs. In addition, some other options are chosen, including renting a place with less amenities and living together.
In addition to rental prices, according to Mr. Quoc Anh, parents and students also need to pay attention to the convenience of travel and security of the area around the rental room. Fire prevention and fighting safety is also a matter of great concern.
