According to Lao Dong reporters, land prices in many suburban areas of Hanoi are still high, but liquidity is still small. Even many landowners, even though they have been selling for a long time, have not been able to "close the deal", having to lower the price by hundreds of millions of VND but still have difficulty finding buyers.
Mr. Tran Van Thang (35 years old, residing in Can Huu commune, Quoc Oai district) said that since the beginning of 2024, he has been selling a plot of land with an area of 90m2 of inter-commune road surface for 2.2 billion VND.
"This price is nearly 200 million VND lower than the peak at the end of 2023, but this year, only a few people have asked, no one has deposited to buy", Mr. Thang said and added that many investors have previously competed to buy, but now they are hesitant to spend money.
Similarly, Mr. Pham Van Cuong (36 years old, residing in Yen Bai commune, Ba Vi district, Hanoi) informed that since the beginning of 2024, he has been patiently selling a 110m2 plot of land on an inter-commune road for 1.9 billion VND, but until now, no one has decided to buy it.
Mr. Cuong added that although his land plot is in a beautiful location, near a large resort, the investor mentality has now become cautious, everyone weighs and measures carefully, making selling land more difficult than ever.
Or in Soc Son district, Mr. Nguyen Van Dinh (52 years old, Minh Phu commune) is also selling a garden plot of nearly 4,000m2 for 10 billion VND, equivalent to 2.5 million VND/m2.
According to Mr. Dinh, the above garden plot has about 80m2 of residential land near the lake, suitable for homestay or resort. In the past, real estate brokers hunting day and night, now it is difficult to find buyers because the land plot has quite high prices.

The recent report for the first quarter of 2025 of the Vietnam Real Estate Brokers Association (Vars) shows that the "wave" of land plots occurred in many places at different levels, especially in the suburban districts of Hanoi, around newly implemented projects and land auction areas with selling prices increasing by 30 - 80%.
However, in reality, transactions only arise on plots of land worth less than VND2 billion/plot, which can be exploited to create cash flow.
Referring to this content, Mr. Nguyen Quoc Anh - Deputy General Director of Batdongsan.com.vn - said that land prices in the suburbs of Hanoi have increased continuously in recent years, many investors and buyers are currently waiting and observing the market before deciding to spend money.
Experts say that in recent times, after information about the plan to merge some provinces and cities, speculators tend to seek opportunities in neighboring provinces instead of focusing on land in the suburbs of Hanoi as before, reflecting the interest and shift of investors.
