Mr. Nguyen Phi Long and his wife, workers in Hanoi, are rushing to find a new place to live after getting married. For nearly a week, consulting information on groups, the two have not yet found a room that suits their financial capacity.
"After getting married, I wanted to rent a room at a reasonable price. However, many studio rooms in Chua Lang or Cau Giay area currently have rental prices from 4 - 7 million VND/month. I have also gone to see apartments with 1 bedroom and 1 living room, but the rental price is still over 5 million VND. With an average income, it is very difficult for me and my wife to manage to pay for the room and cover living expenses" - Mr. Long shared.
Ms. Hoang Thi Dung, whose daughter was admitted directly to the Banking Academy in Hanoi, said that she and her child traveled around the school area to find a room but had not yet found a suitable place.
"My family is not superficial, just hoping that our child will have a safe place to live, with enough amenities to be happy. However, when I went to find them, I found them difficult. Rooms priced under VND2 million/month hardly ensure fire safety and fighting conditions" - Ms. Dung shared.
According to Lao Dong, the rental price level in Hanoi is at a high level. On Duong Quang Ham Street (Nghia Do Ward), an apartment with 1 bedroom and 1 living room, with an area of about 40m2, is rented for 6 million VND/month. On Pham Van Dong Street (Phu Dien Ward), a similar apartment is currently renting for about 5.6 million VND/month.
Khuong Dinh area recorded a studio of 20m2 for rent for 4.5 million VND/month. A similar house in Khuong Ha costs 5.6 million VND/month. At Le Thanh Nghi, apartments with 1 bedroom and 1 living room are being rented for more than 6 million VND/month.
Rental rooms with full amenities and fire safety are often rented from 4 - 6 million VND/month.
A survey by Batdongsan.com.vn in early July 2025 showed that rental room prices in Hanoi have increased slightly compared to March 2025. Of which, low-cost accommodation increases by an average of 10%, while mini apartment rental increases by 10 - 15%.
In My Dinh ward, the rental room area of 20 - 25m2, without furniture, has increased from 2.4 - 3 million VND/month to 2.8 - 3.4 million VND/month. In Me Tri area, closed rooms with an area of 18 - 25m2 without furniture also increased from 2.2 - 2.3 million VND to 2.4 - 2.6 million VND/month. In the old Phu Do, Tan My, and Nhan My areas, the rental price also increased from 2 - 2.7 million VND to 2.3 - 3 million VND/month.
The mini apartment segment in the old Nam Tu Liem recorded a clear increase. In the old My Dinh area, apartments with an area of 25 - 40m2 increased the rental price from 3.8 - 4.7 million VND to 4.5 - 5.5 million VND/month. In the old Me Tri area, the rental price also increased from 4 - 5.4 million VND to 4.7 - 6 million VND/month. Ha Dong areas such as Van Quan and the old Mo Lao also recorded an increase in rental prices from 3.2 - 4.6 million VND to 3.6 - 5.2 million VND/month.
According to Batdongsan.com.vn, this price increase is not only locally occurring but also spreading in many areas such as Hai Ba Trung, Thanh Xuan, Khuong Dinh, reflecting the widespread price increase trend in the rental housing market in Hanoi.
Mr. Tran Manh Cuong - the owner of a row of apartments for rent in Cau Giay ward - said that currently, when the cost of living and essential goods increases, many homeowners are forced to adjust rental prices to cover expenses. In addition, this time also coincides with the peak school year for first-year students - a factor that contributes to the rental market becoming more vibrant.
