A land area of more than 1.2 hectares in the center of Thu Thiem New Urban Area is being proposed for the construction of a 99-story tower (500 m high). Although planned as a financial center, this place is still an empty lot, overgrown with grass and is a kite flying spot for people every afternoon.

According to the draft adjustment plan, the land plot with symbol 1. K1. 8. HH, 1.26 ha wide, belonging to An Khanh ward, will be scaled up from a maximum of 30 floors to 99 floors. The expected height of the project will increase sharply from 120 m to 500 m.
If this plan is approved, this will be a project that surpasses Landmark 81 to become the tallest building in Vietnam. This land plot has 4 street fronts, owning a prime location when very close to key traffic axes such as Ba Son bridge, Thu Thiem bridge and Sala urban area, helping to quickly connect with the center of Ho Chi Minh City.

This 99-story tower is a highlight project located in the 9-hectare core area of the Future International Financial Center. Right next to it, 8 other land plots are also proposed to convert land use coefficients, allowing construction from 40 to 50 floors to create synchronicity.
Looking more broadly, the Super International Financial Center project in Ho Chi Minh City will have a total area of about 899 hectares (including Thu Thiem area, District 1 before and the Saigon River water surface), gathering about 1,000 high-rise buildings. Ho Chi Minh City is expected to prepare about 16,000 billion VND to complete infrastructure for the core area in Thu Thiem in the initial phase. The goal is to put the central operating building into operation by 2027.

The major roads around the project have been asphalted and sidewalks have been built spaciously for many years. But inside the 99-story tower planned land area is still a swamp, with weeds growing rampant.
Because this area is spacious, airy and has no construction blocking it, every afternoon, many people come here to cool off, stroll and fly kites. This simple rhythm of life is taking place right on the land valued at trillions of VND.
While the core land area is waiting for the groundbreaking day, the surrounding areas have "transformed". The 10-hectare Creative Park nearby (formerly a pristine swamp) was inaugurated in 2025 and quickly became a new entertainment spot for city residents. Around the area, many office buildings and high-class apartments have also been operating stably.

In particular, looking across the Saigon River (right at Ba Son bridge slope), the 55-story Saigon Marina IFC building, which was just inaugurated in August 2025, is operating bustlingly. The rapid development of surrounding areas further shows the need to soon implement the 99-story tower project to synchronize the modern urban picture of Ho Chi Minh City.
