In July 2025, the Department of Land Management under the Department of Agriculture and Environment of Khanh Hoa province is organizing a specific land price determination for the Ana Mandara Cam Ranh Complex project at Lot D6a, Zone 2, Cam Ranh Peninsula Northern Tourist Area; Muong Thanh Nha Trang Executive Hotel Complex project at 60 Tran Phu, Nha Trang Ward.
Ana Mandara Cam Ranh project has a land plot of 290,358m2, belonging to the type of commercial, service, and land lease with one-time payment for the entire lease term. The time to determine land prices is August 16, 2017.
The Muong Thanh Nha Trang project has an area of 4,508m2, also belonging to the commercial and service land type (land lease with one-time payment). In which, there are two time frames for determining land prices: January 30, 2013 and September 17, 2014 (when adjusting the planning).
The Land Management Department invites land valuation consulting companies that are qualified to operate according to legal regulations to pay attention and agree to provide consultation for the two above-mentioned packages, and send documents to the Land Management Department (each package has a separate document).
The re-determination of land prices for the two above projects will be implemented after the National Assembly issued Resolution 170/2024/QH15 on specific mechanisms and policies.
This is to remove difficulties and obstacles in handling projects and land with inspection, examination conclusions or judgments in Ho Chi Minh City, Da Nang and Khanh Hoa.
According to the province's review, the two projects Ana Mandara Cam Ranh and Muong Thanh Nha Trang are on the list of 6/11 projects previously assigned and leased by the Khanh Hoa Provincial People's Committee without auctioning through regulations.
Resolution No. 170 guides these projects, investors can continue to use land to implement projects in cases where after review, at the time of application of this resolution, the project fully meets the following conditions: In accordance with the approved land use planning or urban planning according to the provisions of law...
Khanh Hoa Provincial People's Committee reviews the determination of land prices for projects with regulations, calculates and fully collects to the state budget the financial obligations of the project...
Investors allowed to continue implementing the project must fully fulfill their financial obligations in accordance with the provisions of law after re-determining land prices and calculating financial obligations.
In case after the review, the project does not meet the conditions to continue implementing according to the provisions of Point a of this Clause, the land will be reclaimed for management according to the provisions of current law.
