Lac Viet Partnership Auction Company in coordination with the Investment - Infrastructure Project Management Board of Son Dong commune organized an auction of residential land use rights for 25 land plots belonging to the technical infrastructure project for auctioning land use rights in Long Khuc field, Tien Yen commune, former Hoai Duc district (now Son Dong commune, Hanoi city).
Land plots with areas from 74.75 - 148m2, starting price 15,659,000 VND/m2. Maximum construction height of 4 floors.


Regarding price steps, round 1 applies a price step of 55 million VND/m2 (fixed difference). Round 2 and round 3 have a price step of 2 million VND/m2 (minimum difference).
The auction form is to auction each land plot, by direct vote at the auction session, with a maximum of 3 rounds. The bidding method is in the form of up-pricing. The starting price at round 1 is approved by the Commune People's Committee; from round 2 onwards, the starting price is equal to the highest valid price of the adjacent round before.
The time to sell and receive bid dossiers (continuously from the listing date to 2 working days before the auction opening date) takes place from 8:00 AM on January 23, 2026 to 5:00 PM on February 4, 2026, during office hours. The location for selling and receiving dossiers is at the Headquarters of Lac Viet Joint Venture Auction Company and Hoai Duc General Service Center.
The auction session will be held at 8:30 am on February 9, 2026 (Monday) at the Cultural House of the General Service Center of Hoai Duc commune. Auction participants must be present at the venue at least 30 minutes before the opening of the session to complete the procedures.
Notably, at the end of 2024, the auctioned land area in Long Khuc field, Tien Yen commune, old Hoai Duc district once created a "land fever" when many plots recorded winning prices exceeding 100 million VND/m2.
Accordingly, in August 2024, the auction of 19 land plots in Long Khuc area attracted hundreds of applications to participate overnight. The land plot with the highest winning price reached 133.3 million VND/m2, with a total value of more than 15 billion VND, more than 18 times higher than the starting price of 7.3 million VND/m2.
Next, in November 2024, 32 land plots in Long Khuc area were successfully auctioned. The lowest priced plot reached 79.3 million VND/m2, while many plots exceeded the 100 million VND/m2 mark. Notably, plot LK06-08 (area 98.23m2) had a winning price of 103 million VND/m2, equivalent to more than 10.1 billion VND/plot; plot LK06-09 (area 148m2) won an auction price of 109.3 million VND/m2, equivalent to more than 16.1 billion VND/plot.
