Social housing prices are quite high
In the period 2021-2024, old Binh Duong only had 6 social housing projects with 1,643 units, mainly in Thuan An, Ben Cat; crowded worker areas such as Di An, Tan Uyen, Thu Dau Mot lacked supply.
From 2025 to now, there have been some projects built by businesses with a scale of 800 - 3,000 units per project. However, the price of social housing built by private individuals is high. For example, the social housing project on National Highway 13 (belonging to Hoa Loi ward, Ho Chi Minh City) with about 1,000 units, was appraised for a selling price of 20.44 million VND/m2.
In Binh Duong ward, there is a social housing project under construction of more than 3,000 units. Social housing type of townhouses is priced from 2.16 - 2.5 billion VND/unit, apartment prices from 800 million VND/unit or more.
Ho Chi Minh City provides job opportunities but struggles to stabilize life
Having come to Ho Chi Minh City to start a business for many years, but Mr. Huynh Ngoc Duoc's family (51 years old, from Can Tho city) still has to rent a room. According to him, Ho Chi Minh City gives people job opportunities, but it is very difficult to buy a house to stabilize their lives.
Similarly, Mr. Do Van Kien (40 years old, from Phu Tho) came to Ho Chi Minh City to work as a worker in My Phuoc 2 Industrial Park (Ben Cat ward) for more than 10 years. In recent years, Mr. and Mrs. Kien have repeatedly wanted to buy land to build a house to stabilize their lives, but house prices have continuously increased, making it impossible for him to realize this dream. Currently, a family of 4 people still has to live in a rented room of about 25m2.
The income of my husband and I is only about 20 million VND/month. My husband and I have also researched some social housing projects, but the prices have also increased quite high. Each apartment priced from 700 million VND or more, we also do not dare to borrow money to buy. I think the price is about 300 - 500 million VND/unit, we workers can only pay" - Mr. Kien shared.
In the area of Tan Hiep and Tan Uyen wards, a large number of workers are also concentrated, but social housing projects here are very few.
Mr. Dao Quang Tho - Human Resources Director of Cua Y A Chau Technology Co., Ltd. - said that the enterprise has about 1,400 workers, mostly immigrants. Many workers want to buy houses to live and work in Ho Chi Minh City. However, currently housing prices are quite high, making it difficult for workers to access.
Social housing projects in the locality are very few, the price is also quite high, not suitable for the majority of low-income workers. I propose that the State deploy more large-scale social housing projects in the Tan Uyen area. In addition, the price must also be suitable for workers' pockets. I think that the price is from 250 - 500 million VND/unit, workers can access it" - Mr. Dao Quang Tho said.
