For a long time, 30m2 houses have always attracted buyers because of the small total investment, about 2 - 3 billion VND/house. In particular, this type is also easy to liquidate because it is suitable for customers with real housing needs.
Recently, Hanoi has applied new regulations on land division conditions; accordingly, in wards and towns, land plots must have a length and width of 4m or more, with a minimum area of 50m2, an increase of 20m2 compared to current regulations.
Sharing with reporters, Mr. Tran Xuan Thuy (Dong Da district, Hanoi) acknowledged that with the increase in land area, many people have more pressure to buy a house in Hanoi.
Mr. Thuy cited that for a 30m2 house, priced at 120 million VND/m2, the buyer needs about 3.5 billion VND. But if the minimum plot of land is 50m2, with the same price, people need 6 billion VND to buy it.
"3.5 billion VND is already a large amount of money for many people, now increasing to 6 billion VND, the opportunity to buy a house for many people will certainly be closed. I am really surprised by this new regulation, especially at a time when house prices are rising, making it increasingly difficult for people to buy a house" - Mr. Thuy shared.
Ms. Vu Thi Phuong Lien (born in 1984, renting a house in Thanh Xuan district) informed that recently, the price of houses in the alley here has continuously increased, there are houses with small areas, but the selling price has reached 120 million VND/m2.
Ms. Lien shared that early last week, she was taken by a broker to see a house for sale in Thuong Dinh alley (Thanh Xuan district, Hanoi) with a price of 3.6 billion VND.
"This house is 30 square meters wide, 2 floors, equivalent to 120 million VND/square meter. Although the selling price is expensive, my family is quite satisfied because the house is located in the center of Thanh Xuan district, near schools and workplaces.
The only inconvenience is that the alley is too narrow, so every month the family will have to pay a fee to park the car outside," Ms. Lien analyzed.
Ms. Lien added that in recent days when she called the broker to close the contract, the homeowner reported a few price increases, claiming that 30m2 houses are now becoming rare.
Mr. Tran Duc Khang - Sales Director of Region 2 at OneHousing - said that in recent months, finding a house for about 3-4 billion VND in Hanoi's inner city is not easy.
According to data from OneHousing Market Research and Customer Insights Center, in terms of region, the East and West are the focal points of the Hanoi real estate market.
Not only bustling in the apartment segment, residential land transactions in the East and West areas accounted for 66% of the Hanoi market in the first 6 months of 2024.
