Talking to Lao Dong reporter on the afternoon of December 17, Ms. Bui Ngoc Xuan (born in 1994, selling fashion on Cau Giay street) informed that the store she is renting is located on the street, with an area of 160m2, with a rental price of nearly 80 million VND/month and a 5-year rental contract.
Explaining why the store is hanging a sign for a year-end transfer, Ms. Xuan said that although the house rental contract has not expired, she plans to move the store into an alley because the current rental price is too high, and she has been doing business all year without a profit.
Similarly, Mr. Nguyen Van Chien (character's name has been changed, running a restaurant on Trung Kinh Street, Hanoi) said that he is renting a townhouse here with an area of 200m2, 3 floors, 8m wide frontage, with a rental price of 90 million VND/month.
Mr. Chien said that the townhouse premises are located in beautiful locations, making it easy for brands to advertise and position their brands, but with the current expensive rental price, his shop is also hanging up signs to transfer premises to find a more suitable location.
"Although I have increased my business on online platforms, I have to consider because the rental price of premises is too expensive" - Mr. Chien said.

Mr. Nguyen Hoang (a real estate broker in Hanoi) analyzed that the rental price of townhouses in central wards has been continuously increasing in recent times, ranging from 35-90 million VND/month, in some places such as Hanoi's Old Quarter, it can be up to 100-200 million VND/month, depending on location and area.
Many brands and labels have moved to transfer and sublease premises in large numbers at the end of the year because they cannot meet this expensive rental price.
Forecasting the street-front market in the first quarter of 2026, a representative of Batdongsan.com acknowledged that this segment has not seen many changes.
In the context of consumers changing their shopping habits, street-front houses are mainly still room for goods such as F&B (food and beverage) or banking, the choice is increasingly limited. Differentiation will be clear, only areas that are truly central and have a large volume of people will maintain rental demand.
Economic expert, Dr. Nguyen Minh Phong said that the situation of unsold premises and hanging signs for rent on many central streets of the capital is increasingly common. The reason is that rental prices are increasing and there is fierce competition from e-commerce.
