Talking to Lao Dong reporter, Ms. Nguyen Thi Hoa (born in 1968, living in resettlement area A6 Nam Trung Yen) shared that her family moved here more than a year ago. But what worries Ms. Hoa as well as many other households is the peeling and cracking of the house walls.
"Not only the outside of the building, but also the common walkways and corridors of the resettlement area are cracked, with some cracks even exposing the bricks inside," said Ms. Hoa.
Notably, despite their degraded condition, many apartments in the Nam Trung Yen resettlement area that have been used for nearly 15 years are being offered for sale at sky-high prices, comparable to newly opened commercial apartments.
"Despite their current state of disrepair, many apartments here are being sold by residents at 60-70 million VND/m2, depending on the area," Ms. Hoa informed.
Similarly, Ms. Le Thi Thanh (born in 1970, living in the Nam Trung Yen resettlement house) confided that in recent years, the current state of the house she is living in has shown signs of increasingly greater deterioration.
What surprised Ms. Thanh was that many apartments on the same floor were being sold by landlords and brokers for 60-70 million VND/m2, not including furniture and fixtures.
Statistics from the website Batdongsan.com.vn show that the Nam Trung Yen resettlement area located in the center of Cau Giay district (Hanoi) is advertised for sale by many people at a price of more than 60 million VND/m2.
For example, an apartment on the 10th floor of building A6D with an area of 60 square meters is being offered for sale at 4.1 billion VND (equivalent to 68.33 million VND/m2), an apartment in building A6A with an area of 38 square meters is being offered for sale at 2.55 billion VND (equivalent to 67.1 million VND/m2), another apartment with an area of 39 square meters is being offered for 2.38 billion VND (about 61 million VND/m2)...
Speaking with Lao Dong, Ms. Vu Thi Nguyet (Head of Residential Group 51, Deputy Head of Management Board of A6B Nam Trung Yen Building) said that the Nam Trung Yen resettlement area has 4 buildings, each building has 11 floors, located in a "golden land" location in the center of Cau Giay district.
Notably, after nearly 15 years of use, the A6 Nam Trung Yen resettlement area has been deteriorating. The building management board has repeatedly petitioned the ward and Cau Giay district, but the problem has not been resolved.
Referring to this content, Mr. Nguyen The Diep - Vice President of Hanoi Real Estate Club noted that due to being located in the center of the capital, convenient transportation, full of surrounding amenities, many old resettlement housing areas have the advantage of increasing prices.
However, experts emphasize that buyers need to consider carefully before spending money because this type of project has the characteristics of small area, simple design, rapid deterioration, and the quality of many projects is not guaranteed, greatly affecting future liquidity.
