According to Lao Dong reporter's research, Hanoi People's Committee has just approved the 2025 land use plan of a series of districts in the area.
Notably, in Long Bien district, there will be 3 social housing projects including:
Gia Quat residential project (social housing and commercial housing area) in Thuong Thanh ward with a scale of 1 hectare invested by BIC Vietnam Joint Stock Company;
Thuong Thanh social housing area and technical infrastructure connection in Thuong Thanh ward with a scale of more than 6 hectares, invested by a joint venture of Him Lam Capital Joint Stock Company and BIC Vietnam Joint Stock Company;
The social housing project at CT land plot under CT1 planning project of building technical infrastructure for the land to auction land use rights in Long Bien ward.
In Ha Dong district, information from the Hanoi Department of Construction recently showed that the Phu Lam Social Housing Project (Phu Lam ward, Ha Dong district) invested by Hai Phat Investment Joint Stock Company is eligible to receive applications to buy social housing after 5 years of lease.
The time to receive the application for buying a house at the Phu Lam Social Housing Project is from January 20 to March 10, 2025. This project includes 5 buildings with 18 floors, 1 basement with a total of 1,902 apartments.
The number of social housing apartments for rent and sale is 408, with an area of 48-69 m2. The selling price does not include 5% value added tax and 2% maintenance fee of more than 13.6 million VND/m2.

In Nam Tu Liem district, there is a social housing project named Rice City To Huu on an area of nearly 1.6 hectares.
Research by Lao Dong reporters shows that the Rice City To Huu social housing project has a scale of 6,616 m2, including 2 21-storey apartment buildings with 711 apartments for sale and rent, the initial selling price is expected to be about 19.2 million/m2.
The project includes 2 adjacent apartment buildings, providing the real estate market with 711 apartments. The apartments in the project have an area of 45 70 m2.
Also according to the City's Housing Development Plan for the period 2021-2025, Hoang Mai District (Hanoi) is about to have a social housing project in alley 218 Linh Nam with a total capital of 823 billion VND, expected to have 500 apartments with a total floor area of about 25,250 m2.
A representative of the Hanoi Department of Construction said that from now until 2026, the city will have 11 social housing projects expected to be completed with nearly 6,000 apartments, equivalent to 345,000 m2 of floor space.
In the 2026-2030 period, on the basis of reviewing land funds, Hanoi will focus on urging businesses to implement; reviewing and removing difficulties and obstacles related to investment procedures, land recovery, land allocation, shortening the time to handle administrative procedures, and flexible capital allocation for social housing investment projects.
