2 more social housing projects in Quang Ninh announce selling prices

Quang Ninh - 2 more social housing projects in the old Ha Long City have expected selling prices, opening up many housing opportunities for low-income people.

Quang Ninh Department of Construction has just publicly announced information on the Social Housing Project at the 20% land fund belonging to the Housing Group in the Northwest of Tran Thai Tong street, Cao Xanh ward, former Ha Long city (now Cao Xanh ward, Quang Ninh province) and the Social Housing Project at the 20% land fund belonging to the Resort combined with commercial services and housing in Ha Phong ward, former Ha Long city (now Ha Tu ward), Quang Ninh province.

Accordingly, at the social housing project at the 20% land fund belonging to the resort combined with commercial services and housing in Ha Tu ward, the investor announced a temporary selling price of about 22 million VND/m2 (excluding VAT, maintenance fees and location coefficient). This is a reference price, which will be adjusted after the project is completed and finalized according to regulations.

This project was started on December 19, 2025 on an area of more than 5,700 m2, including 3 18-story buildings and 1 basement, with a total floor area of about 78,400 m2. When completed, the project is expected to provide about 982 apartments, serving nearly 1,900 people.

The apartments have a variety of areas from 41 m2 to 75 m2, including 1 to 3 bedrooms. It is expected that the project will be completed in the third quarter of 2028 and start receiving applications to buy houses from the second quarter of 2026.

Meanwhile, at the social housing project at the 20% land fund of the Northwest Housing Group project on Tran Thai Tong street, Cao Xanh ward, the investor announced an average expected selling price of about 21.6 million VND/m2 (including VAT and maintenance fees). The time to receive applications for buying houses is from April 20 to May 20, 2026.

This project, built on an area of over 4,100 m2, includes 2 building blocks of 10 and 18 floors with a total of 300 apartments for sale. The project is under construction, expected to be completed in the fourth quarter of 2027.

Thus, compared to some other social housing projects in the old Ha Long City that were announced prices before, the temporary price in the above 2 social housing projects is higher.

In which, the selling price of social housing belonging to the Urban Area project in Ha Khanh ward, former Ha Long city (now Cao Xanh ward, Quang Ninh province) is 19,069,000 VND/m2 (including value-added tax, excluding maintenance costs).

The selling price of social housing in Quang Ninh's first social housing area - the social housing area project belonging to the Bank Hill Residential Area - is 16,228,000 VND/m2 (including VAT and apartment building maintenance costs).

To have the above price, according to calculations, each apartment has been favored and supported by the state with about 500 million VND in land use fees, thereby aiming to reduce the selling price for workers.
