This is a planned housing group land, with a maximum height of 10 floors, a maximum height of 40m and a maximum land use coefficient of 2.92 times. The maximum population size in this land area is about 1,067 people. The expected starting price of land plot 1. K3. 1. OD is about 1.263 billion VND.
Land plot 1. K3. 3. HH (formerly plot 3-9) has an area of about 0.5ha, planned as a mixed land group for housing and services.
The land plot is built with a maximum of 10 floors, a height of no more than 40m, and a maximum land use coefficient of 3.99 times. Of which, residential function accounts for 3.79 times and service function 0.2 times. The floor construction ratio includes 95% residential function and 5% service function. The maximum population size is about 811 people. The expected starting price of this land plot is about 738 billion VND.

Lot 1. K3. 5. HH (formerly lot 3-12) has an area of 10,059.7m2, starting price of about 2, 967.6 billion VND.
Lot 1. K3. 4. HH (formerly lot 3-5) has an area of 6,446m2, with a expected starting price of more than 1,901 billion VND.
Thus, along with 3 land plots that have just been approved for auction, Ho Chi Minh City has approved the auction plan for 5 land plots in Thu Thiem New Urban Area in recent times.
Notably, 4 land plots with symbols 3-5, 3-8, 3-9 and 3-12 were successfully auctioned by Ho Chi Minh City at the end of 2021, with a total winning price of more than 37,300 billion VND.
However, after winning the auction, businesses did not fully fulfill their financial obligations within the prescribed time limit and then asked to abandon the deposit, making the auction result impossible to implement.
According to the plan, in 2026, Ho Chi Minh City aims to auction 8 land plots in Thu Thiem New Urban Area, with a total area of more than 138,000m2.
